The real estate market in Poland is increasingly data-driven. Investors, developers, appraisers, but also buyers of apartments for their own needs want to know not only how much does a square meter cost, but also what is the purpose of the land, what are the utilities, whether the terrain is sloped and how many transactions have been concluded in the area in recent months.

Now, in an interview with Business Insider Polska, its creator indicates other functionalities of the portal, which has the ambition to combine maps, prices, local plans and land and mortgage registers in one place.
The project is mojgeoportal.pl Ph.D. Waldemar Izdebski, prof. Warsaw University of Technology, creator of spatial information systems and for years associated with the development of geodetic solutions. As he says, the impulse to create his own portal was simple: the state geoportal – in his opinion – stopped developing.
— This idea has been brewing in me for many years. I have been creating software related to spatial data for over 30 years. At the same time, I watched how the state geoportal, despite its enormous potential, is working less and less well – says. As he adds, over time the system became less functional than a few years earlier. At one point, even students were unable to perform basic exercises because the tools stopped working.
The professor emphasizes that for him it was a signal that if he wants to continue teaching and develop modern tools, he must create his own solution.

As he adds, its goal was to create a tool that could be used by both a professional analyst and a person buying their first apartment in a few minutes.
In the context of growing buyer awareness, this is an important change. More and more people are checking on their own what the average price per square meter was in a given area in 2023 or 2024, how prices were distributed depending on the square footage and whether the growth dynamics exceeded, e.g., 10%. year to year. Access to spatial data in one place can shorten the analysis time from several hours to several minutes.

One of the most unique features of the portal is ability to search for real estate by land and mortgage register number and preview all plots included in it. In practice this means that the user can check whether a given book covers one plot or – as is the case with larger properties – even several hundred or over a thousand.

– This is a huge time saver for people analyzing real estate – emphasizes Izdebski.
The system also allows preview of land and mortgage register numbers for real estate owned by the State Treasury, local government units or legal persons, and quick transition to the government system of electronic land and mortgage registers. For the investor this means that in one place he can check the location of the property, its plot structure, local plan, and then proceed to verify the legal status. Until now, this required using several different systems and manually combining data.

This means that spatial development plan, land development, plots or power lines can be displayed on a realistic terrain, not just on a flat map.
— The route of a power line is seen differently on a flat map than on a mountain slope. This has practical significance for investors, designers and appraisers, says Izdebski.
The second function is voice control. The user can issue commands such as: “Search for Karpacz”, “Turn on development plans”, “Turn off orthophotomap”. In practice, this is supposed to speed up work, especially when using many layers at the same time.

— When there are many layers, it is sometimes difficult to find the right one. With voice control, just say “turn on…” and the system responds, explains the creator.
The third element is the one already mentioned integration with land and mortgage registers and automation of some activities that previously required manual work.
State geoportal. Lack of development instead of innovation?
Izdebski is critical of the pace of development of the state geoportal. In his opinion, the problem is not the lack of data, but the lack of decision-making and responsibility for the development of the system.
— When someone works in one office for years and focuses on not breaking anything, it is difficult to expect innovation. The geoportal is maintained but not developed – says.
He emphasizes that in administration, multi-stage procedures, tenders and acceptances are natural, which extend the process of implementing new functions. In a private project, he can respond immediately.
— If I know something is worth doing, I just do it. I don't have to go through multi-step procedures, he points out.
He adds that the experience he has gained over 30 years allows him to do so build a “light, fast and efficient” system and introduce changes almost in real time.

Today is crucial for a person buying an apartment or plot quickly collecting a complete picture of the investment. Location, number of plots, local plan, route of power lines, terrain, transaction prices in the area – all this influences the decision and valuation.
– If you know the land and mortgage register number, you can, with one click, see where the property is located, how many plots it consists of, what the local plan is, whether there are power lines running nearby and what the area actually looks like – says Izdebski.
In times of the growing role of data and increasing market transparency, such tools can change the way decisions are made. The buyer no longer has to rely solely on the assurances of the seller or intermediary. They can independently check the price history, investment environment and legal context.
The creator of mojgeoportal.pl announces further development of the system and response to users' needs. — I have many ideas, and users report further needs. This is supposed to be a tool for real work – from science and analysis to commercial investments – he sums up.
