In the first month of 2026, Russians set a record for the amount of mortgages issued

According to preliminary estimates by VTB, in the first month of 2026, Russians received about 430 billion rubles to purchase housing with a mortgage.

This result was the highest for January in the entire history of observations. It is more than three times higher than in January 2025 and more than 1.5 times higher than in January 2024, when the key rate had not yet reached its peak values ​​and a massive government support program was in effect in the market.

In the Krasnoyarsk Territory and the Republic of Khakassia, borrowers obtained mortgage loans from VTB in the amount of over 780 million rubles, 2.8 times more than in January last year.

The key driver of record issuances at the beginning of the year was the demand for “family” mortgages before the updated conditions came into force on February 1. At VTB alone, the number of transactions carried out on it in January increased by approximately 60% compared to the beginning of 2025.

“The traditional scenario of “December rush – January calm” did not work this year. Clients who did not have time to complete the transaction at the end of the year completed it in January, others, who had previously considered it, made the final decision. As a result, a unique January peak was formed, which covered Russia no less than abnormal snowfalls. This shift will certainly affect the February statistics, but after a short pause we expect the market to return to sustainable growth,” said Alexey Okhorzin, Senior Vice President, Head of VTB’s Retail Business Products Department.

Let us recall that from February 1, 2026, the government made changes to the terms of the “family” mortgage, among them the mandatory inclusion of a spouse in the list of borrowers (with the exception of a spouse who is a foreign citizen); registration of children at the same address as the borrower; provision of SNILS for children, thanks to which the client has the right to receive a preferential mortgage.
