Map of mortgage loans in 2025: from 2 million lei for an apartment in Floreasca to 370,000 lei in Timișoara

The value of mortgage loans varies from city to city, depending on the income of those who apply for them and especially on the value of the apartments, a new average mortgage loan being between 74,000 euros and 107,000 euros.

The people of Cluj needed the most substantial loans in 2025 to become owners, while the people of Timisoara took the smallest amounts of money from the bank, shows an analysis of the mortgage loans accessed by the residents of the big cities through the brokers of the Imobiliare.ro Finance network.

The new mortgage loan with the highest value was granted, however, this year in the Capital.

The only city where the average value of a new loan exceeds 100,000 euros

The people of Cluj also reach the first position in the national top in 2025. The loans accessed by them for real estate purchases were the largest in the country. We are talking about sums that are 31% more substantial than those used by Bucharest residents to become owners and 45% higher than those needed by Timișoara residents to buy a home.

The average value of a new mortgage loan reached 106,965 euros in Cluj-Napoca, and the monthly installment paid to the bank reached 588 euros. It is not surprising, however, if we take into account the fact that this is the most expensive city in the country for buyers, with the average price requested by owners and developers exceeding the threshold of 3,200 euros/useful square meter.

The 2nd place in the country occupied by the people of Constanta

The people of Constanta occupy the next place in the national ranking of Romanians who accessed, in 2025. The average value of such a loan reached 84,127 euros in the case of the seaside city, and the average rate at 459 euros.

At the local level, a significant appreciation of housing prices was registered in the last year, with demand remaining constant at a high level.

The largest mortgage in 2025: 2 million lei

Those who wanted to buy a real estate property in the Capital resorted to loans with an average value of 81,395 euros. They subsequently paid an average rate of 446 euros.

In Bucharest, the largest mortgage loan, of approximately 2 million lei (435,000 euros). The loan was accessed for the purchase of an apartment in the Floreasca area.

Over 78,000 euros credit for housing in two cities

The people of Iași and Brasov took out mortgages of over 78,000 euros this year to become owners. In the capital of Moldova, prices have increased more than in Brașov, but the city remains one of the most affordable in the country for buyers. Conversely, the homes at the foot of Tâmpe are some of the most expensive, but also spend the most time on the market waiting for buyers.

The average value of a new mortgage loan reached 78,959 euros in Iași and 78,383 euros in Brașov. The average monthly rate paid by the residents of Iași this year was 435 euros. Residents of Brasov paid 437 euros/month.

Where to get the smallest mortgages

The people of Timisoara need the smallest amount of money from the bank to make a real estate purchase, if we refer to the residents of the main cities in the country. The average value of a new loan accessed locally was, in 2025, 73,928 euros (about 370,000 lei). The average rate paid by the people of Timisoara was also the lowest in the country, 410 euros/month to be exact.

The local residential market is considered to be one of the most stable in Romania. Homes sell here almost as quickly as in the Capital, but at much lower prices. On average, buyers pay, according to the Imobiliare.ro Index, 1,857 euros/useful square meter for an apartment in the city on the Bega, compared to almost 2,180 euros/useful square meter in Bucharest.
