Creditworthiness – what kind of apartment is it enough for?

Cheaper mortgages make creditworthiness climb to new heights. If we add the stable housing prices, it turns out that by taking out the maximum possible housing loan, we will be able to afford a flat larger by an additional room – according to data from Bankier.pl.

We have recently written about falling or at least stable annual housing prices in various contexts. This time we decided to check how the rates dictated by sellers, combined with the constantly increasing creditworthiness, affect the area of ​​​​apartments that can be purchased by people using housing loans in the largest Polish cities.

According to monthly analyzes prepared by Michał Kisiel, an analyst at Bankier.pl, the average creditworthiness in November was PLN 1,118 million. It was true that it was 0.2 percent. less than in October, but by 15.7 percent. and nominally by 151.8 thousand PLN more than in the same month last year.

These numbers should be related to the simulation prepared from January 2024 for the “two plus one” family, whose account under employment contracts receives a total of PLN 15,000 every month. PLN net.

However, in November 2025, significant differences were noted between individual banks. While the leader of the ranking proposed a capacity of PLN 1.247 million, the last bank on the list, characterized by the lowest ratio of installments to monthly income, i.e. de facto proposing the lowest creditworthiness, would provide financing for a maximum of PLN 967.2 thousand. zloty.

Comparing this data with the average asking prices recorded by Otodom Analytics in October 2025, A model family included in the simulation, wanting to buy an apartment from a developer in Warsaw, assuming a 20% down payment and a periodically fixed interest rate, could afford an average of 88.2 sq m. – by 11.9 sq m more than a year earlier.

Due to higher rates on the secondary market, the maximum available space based on average creditworthiness and average asking price was 77.6 sq m in November. – about 11 sq m more than a year ago.

Depending on the choice of bank, creditworthiness, with the assumptions mentioned above, is sufficient to purchase an apartment with an area ranging from 76 to 98 square meters. on the primary market and from 67 to 86.5 sq m. on the secondary market.

What is the situation like in the remaining largest Polish cities? The above-mentioned PLN 1,118 million loan, which banks were on average ready to grant in November, would be enough to purchase an apartment on the primary market with an area of from 91 sq m in Gdańsk to over 109 sq m. in Wrocław. Due to the still visible increase in prices in Gdańsk, which stands out compared to other cities, the increase in the available space in the capital of the province. Pomorskie did not exceed 2 sq m.
