Prices in university cities are rising

The latest report in Rankomat.pl and Rentier.io shows that the end of the summer holidays brought a significant revival on the rental market. In August this year Almost 61 thousand were available ads in 17 largest cities, i.e. by 10 percent more than a month earlier. Apartment prices are on average by 4 percent higher than a year ago.
Record increases year -on -year were recorded by university cities – Toruń (9.9 percent) and Lublin (9.8 percent). Significant increases also occurred in Bydgoszcz (8.6 percent). Compared to the previous month, the largest increase in prices was recorded in Gdynia (3.7 percent) and Sosnowiec (3.3 percent).
– August was a clearly hot period on the apartment rental market – says Anton Bubiel, president of Rentier.io. – The revival was mainly caused by students both just starting their education and present, who for various reasons changed the apartment. Tenants had a lot to choose from, because there were 10 percent new, unique offers. more than a month earlier. The increase in prices can be explained by the fact that apartment owners try to compensate for inflation with more expensive rental, which at the same time limits the field to negotiations – explains the expert.
Dorms – from 400 to almost 1500 PLN
The dormitories remain a cheaper alternative to the rental of an apartment, although prices in student homes are very diverse. They mainly depend on whether the student chooses a single room or shared with roommates.

The cheapest place in the dormitory costs PLN 400 per month – that's what students of the Nicolaus Copernicus University in Toruń pay. At the second pole there are Wroclaw dormitories, crayon and pencil, where you have to pay up to PLN 1,470 per month for a single room. The most expensive minimum rate for a multi -person room applies to students of the University of Silesia in Katowice – PLN 717.
Single rooms in dormitories cost from PLN 646 in Zielona Góra to PLN 710 in Opole. Above PLN 1,000 you have to pay for “one” also in dorms in Katowice, Krakow, Warsaw, Poznań and Olsztyn. It is worth noting that the University of Zielona Góra as the only university from the entire list also adds media fees.
Cities with even academic prices look interesting. In Gdańsk, the difference between the cheapest and the most expensive place is PLN 230, in Opole PLN 260, and in Zielona Góra only PLN 212.
– The rates in the dorms are quite diverse, depend mainly on whether the student wants to live alone or with roommates in one room – says Michał Ratajczak, an analyst at the Rankomat.pl comparison engine. – Each university individually values the price of accommodation in their student homes, which is why the dormitory in Gdańsk or Warsaw is not the most expensive, as if they were suggested by the rental rates on the real estate market. The lowest prices apply to places in a multi -person room, i.e. where two or three students live in one room – explains Michał Ratajczak, an analyst of the comparison engine rankomat.pl.
Forecasts for the coming months
Experts predict that the rental market will remain active until the end of September. Only after this time can you expect some calm when most students already find their place. Renches will probably continue to grow, but not faster than inflation.
