Which cities new apartments are cheaper than the old ones

The prices of the new and old apartments in the big cities of Romania have registered considerable increases in May compared to the same period last year, according to an analysis of the real estate market.

The most accentuated annual growths, cumulated for both categories of housing, were observed in Craiova (+16%), Sibiu (+15%) and Iasi (+14%). At the opposite pole, the most temperate annual evolutions of prices were recorded in Brasov ( +9%), Bucharest and Cluj-Napoca (both with +11%).

“In most big cities in the country, the old apartments continue to be more expensive than the new ones, mainly due to the location in well connected and already developed areas. Bucharest is the best example, with the largest price difference in favor of the old apartments, which benefit from a more central position. In Bucharest, the price differences between the new and old apartments remain the largest of the big cities of the country. In May, the average price per square meter was 1,856 euros for new apartments and 2,230 euros/sqm for the old ones.

A 40 square meter studio in a new block sold, on average, with 74,240 euros, with 14,960 euros less than an old one, whose price reached 89,200 euros. In the case of two -room apartments (55 sqm), the new homes had an average price of 102,080 euros, with 20,570 euros below that of the old apartments, sold for 122,650 euros. The difference is emphasized in the case of three-room apartments (75 sqm), where the new ones sold for 139,200 euros, while the old ones reached 167,250 euros-a difference of 28,050 euros.

In Brașov, the apartments in the new blocks had, in May, a slightly lower average prices than those in the old blocks, however, the differences being moderate. The price per square meter was 2,197 euros for the new apartments, respectively 2,205 euros/sqm for the old ones.

A 40 square meter studio in a new block sold, on average, with 87,880 euros, while an old one cost 88,200 euros, resulting in a difference of 320 euros. In the case of two -room apartments (55 sqm), the new homes had an average price of 120,835 euros, with 440 euros less than the old ones, which cost, on average, 121,275 euros. For a three-room apartment (75 sqm), the new homes were sold for 164,775 euros, with 600 euros below the average price of the old ones, of 165,375 euros.

In Cluj-Napoca, the city with the highest average prices in the country, the new apartments were, in May, easily accessible than those in the old blocks. The price per square meter was 3,116 euros for new homes and 3,124 euros/sqm for the old ones.

In the case of three -room apartments (75 sqm), the price was 233,700 euros for the new ones, with 600 euros below that of the old apartments, of 234,300 euros.

In Constanța, price differences are clearer in favor of new apartments. The average price per square meter was 1,908 euros in the case of new homes and 1,975 euros/sqm for the old ones.

A new two -room apartment (55 sqm) had an average price of 104,940 euros, while an old similar home sold for 108,625 euros – a difference of 3,685 euros. In the case of three -room apartments (75 sqm), the new homes had an average price of 143,100 euros, with 5,025 euros below that of the old ones, which reached 148,125 euros.

In Iasi, the price differences between the new and old apartments are significant, but the prices of the month remain similar to those of April. The price per square meter was 1,721 euros for new homes, compared to 1,916 euros/sqm for the old ones.

A 40 square meter studio in a new block had an average price of 68,840 euros, with 7,800 euros lower than an old home, which sold for 76,640 euros. For two -room apartments (55 sqm), the new ones cost, on average, 94,655 euros, compared to 105,380 euros for the old ones – a difference of 10,725 euros. At the three-room apartments (75 sqm), the new homes sold for 129,075 euros, with 14,625 euros less than the old ones, which had an average price of 143,700 euros.

And in Sibiu the new apartments had, in May, a slight price advantage over the old ones, but the prices remained constant compared to April. The average price per square meter was 1,838 euros in the case of new homes, respectively 1,856 euros/sqm for the old ones.

A 40 square meter studio in a new block sold for 73,520 euros, with 720 euros less than an old one, which cost 74,240 euros. A two -room apartment (55 sqm) had an average price of 101,090 euros in the case of new homes, while the old ones reached 102,080 euros – a difference of 990 euros. For the three-room apartments (75 sqm), the new homes sold for 137,850 euros, with 1,350 euros below the price of the old ones, which was 139,200 euros.

In Craiova, the new apartments were sold, on average, at higher prices than the old ones. The average price per square meter for new homes was 1,911 euros, compared to 1,851 euros/sqm in the case of old apartments.

In Oradea, the price differences between new and old apartments are kept high. The price per square meter was 1,872 euros in the case of new apartments, respectively 1,744 euros/sqm for the old ones.

A 40 MP studio was sold, on average, with 74,880 euros, while an old one cost 69,760 euros, resulting in a difference of 5.120 euros. For a two -room apartment (55 sqm), the new homes had an average price of 7,040 euros higher than the old ones, respectively 102,960 euros compared to 95,920 euros. The difference increases in three -room apartments (75 square meters), where the new homes reached 140,400 euros, with 9,600 euros more than the old ones, which had an average price of 130,800 euros. The price per square meter was 1,872 euros in the case of new apartments, respectively 1,744 euros/sqm for the old ones.

The average price for new homes was 1,874 euros/sqm, compared to 1,777 euros/sqm for the old ones.

The difference is accentuated in the three -room apartments (75 sqm), where the new ones reached 140,550 euros, and the old ones at 133,275 euros, a difference of about 7,300 euros.
