So how much do you have to pay for housing from the primary market in the mountains, by the sea and on the lakes of Warmia and Mazury?

You have to pay more and more for the pleasure of having a holiday apartment. – Big Data RynekPierwotny.pl shows that currently the highest average price is the apartments sold by developers in Zakopane. Over the past year, very expensive apartments have been introduced here, which extended the average price of a square meter to over 31.4 thousand. zloty. It is up to 24% higher compared to the same period last year! – says Marek Wielgo, expert on the RynekPierwotny.pl portal.

It is also very expensive in Świnoujście. The average price of an apartment in the offer of local development companies per square meter reaches 26.2 thousand. zloty. In the last 12 months, the average has shrunk by 6%, thanks to the appearance of relatively cheap in the offer – as for this market – apartments.

Międzyzdroje is currently taking the third place on the podium of the expensive – on average over 25.3 thousand. PLN per square meter, i.e. as much as 29% more than a year ago. It is a bit cheaper in Mikołajki. Also there also a large pool of relatively cheap – for this resort – apartments. Their average price has shrunk by 10%, although it is still very high – about 24 thousand. PLN per square meter.

We will also pay a lot for the apartment in Sopot. Currently, local developers offer over 100 premises, and their average price per square meter is nearly 22.9 thousand. zloty. Hel (PLN 22.2 thousand/sq m) came in sixth.

Szczawnica (PLN 22.1 thousand/sq m), Mielno (PLN 21.8 thousand/sq m) and Szklarska Poręba (PLN 21.1 thousand/sq m) also went to the top ten of the most expensive locations. There, in the offer of development companies, very expensive apartments appeared, which caused the average price of a square meter soaring up on an average of 44%, 31%and 22%, respectively. Let us remember, however, that in such small markets it can give the impression of a violent price increase, one very expensive investment or sale
the cheapest premises in already being implemented. The list of the ten most expensive holiday resorts is closed by Krynica Morska (PLN 21,000/sq m).

– As you can see, in the ranking of the most expensive tourist locations, the majority are coastal towns – comments the expert of the RynekPierwotny.pl portal. It is a bit cheaper in other seaside resorts. In Dziwnów, we will pay an average of 20.3 thousand per sq m. PLN in Dźwirzyn 18.6 thousand zloty. However, to buy a flat in Darłowo, Rogów, Dziwnówek or Kołobrzeg, you need to lay out on average over 17,000 PLN per square meter, i.e. more than … in Gdańsk.

Of course, it must be borne in mind that there are more or less attractive locations in large cities from the point of view of buyers of holiday apartments. Therefore, the differences between the cheapest and most expensive apartments can be very large. For example, in Gdańsk, the cosmic prices of apartments offered by developers in such locations as Żabianka-Ujhera-Jelitkowo-Tychlecia should not be surprising. Probably due to the proximity of the beach, the average price of a square meter exceeds 31 thousand. zloty.

In turn, in the capital of the West Pomeranian Voivodeship – Szczecin, which does not lie directly at the sea, the apartments are on average even more than half cheaper on the subway than in Świnoujście. And let's add that Szczecin is at the forefront of the largest metropolises when it comes to the average price of a square meter. It is more expensive only in Warsaw, Krakow, Gdańsk, Gdynia, Wrocław and Poznań.

Mountain resorts are characterized by an equally high level of housing prices. Of course, the aforementioned Zakopane (PLN 31.4 thousand/sq m) is second to none. Even Krakow with the average price of a square meter of over 16.6 thousand. PLN, it doesn't seem so expensive. It is also more expensive than in Krakow in Szczawnica (PLN 22.1 thousand/sq m), Szklarska Poręba (PLN 21.1 thousand/sq m), Świeradów-Zdrój (PLN 17.9 thousand/sq m) and Karpacz (PLN 17.7 thousand/sq m). In turn, in Wisła and Krynica-Zdrój you have to take into account the expenditure of 15-16 thousand. PLN per square meter. The high price is probably due to supply restrictions on these markets, as well as from the fact that buyers are willing to pay fabulous sums if they have a fabulous view from the window.

Primary market

It is much cheaper in Warmia and Mazury. Although the prices of holiday apartments in Mikołajki (PLN 24,000/sq m), often called the “pearl of Masuria”, may be dizzy. The thing is that Mikołajki lie over two lakes: Mikołajskie and Tałty, which are part of the great Masurian lakes, which makes them an ideal place for water sports enthusiasts. The city has a modern marina that attracts sailors from all over Poland and abroad. Also after the summer season in Mikołajki, tourists will not be bored, because there are swimming pools, slides, saunas and other water attractions, ideal for family rest.

However, in other holiday resorts, housing prices are much lower than at the seaside or in the mountains. Even the capital of the Warmian-Masurian Voivodeship-Olsztyn is one of the cheapest metropolises in our country (PLN 11.5 thousand/sq m). On average, apart from a square meter, on average, apartments offered by developers in Mrągowo (PLN 11.9 thousand/sq m) and Ostróda (PLN 12.6 thousand/sq m) cost.

In Warmia and Mazury, there is also a small offer of holiday apartments, which in addition has shrunk for the last year, mostly popular among tourists, e.g. in Ostróda, only a few premises are currently available. On the other hand, there should probably be more of them soon, as indicated by statistics of the maintenance of the CSO.
