The university center in which the first month of “diet” of austerity brought the expensive rents by 10%

The average prices of the rents were 4% higher in August than in the same period last year. Compared to July, they kept at a similar level, with an average increase of 1%, shows an analysis transmitted by Storia, the real estate platform launched by OLX.
Taking into account the evolution of prices for apartments with 1 to 4 rooms, the highest annual percentage increased in Timișoara (+10%), while in Sibiu the average prices of rents remained at the same level as in the same period last year. The smallest rents continue to be in Arad (360 euros/month), Craiova and Oradea (430 euros). At the opposite pole, the highest values of the rents continue to be in Sector 1 (750 euros) and Sector 2 (650 euros) in Bucharest, as well as in Cluj-Napoca (630 euros), according to Storia data, the real estate platform launched by OLX.
“As we expected, in August the number of contacts – the interactions on the platform between tenants and owners – increased by 13%, a sign of the high interest for rent with the academic year. About 40% of those who are looking for housing are students, which makes August the peak of the Chiri season, a tendency,” Olx Group (Storia and Olx Imobiliare in Ro).
Evolution of average rents in Bucharest
In Bucharest, the average prices of the rents have remained relatively constant from one month to another, but, compared to the same period last year, the differences are significant.
Sector 1 remains the most expensive, with the highest prices for all categories of apartments. The highest percentage increase was registered in Sector 2, in three -room apartments (+18% compared to August 2024), where the average rent reached 895 euros, compared to 760 euros a year ago. At the same time, the average price for three -room apartments in Sector 5 decreased by 4%.

In August, the average prices of the rents were presented as follows:
● For studios, the highest levels were registered in Sector 1 (450 euros), followed by sectors 3 and 6, where the average was 400 euros per month. At the opposite pole, the lowest rents are found in sector 5 (350 euros), sector 4 (380 euros) and sector 2 (390 euros).
● In the case of two -room apartments, sector 1 remains the most expensive, with an average rent of 690 euros, followed by Sector 2 (613 euros) and sector 5 (600 euros). The lowest values are recorded in Sector 4 (520 euros) and in sectors 3 and 6 (550 euros).
● For three -room apartments, the largest average rent continues to be in Sector 1 (1,100 euros, +10% compared to the previous year), followed by Sector 2, where the average is 895 euros. In the other sectors, the values remain below the threshold of 700 euros, with a minimum in sector 6 (600 euros). In Sector 3, the average rent is 699 euros, and in sectors 4 and 5 – 650 euros.

In August, the largest percentage increases were registered at the studios in Oradea (+20%), while in two-room apartments a notable variation was observed in Timisoara (+13%). The segment of three -room apartments had contrasting developments: +13% in Constanta, but also decreases up to -10% in Arad.

Cluj-Napoca continues to stay among the cities with the largest rents in Romania. The average rent of studios registered the highest growth: +10% compared to August last year and +10% compared to the previous month, reaching 440 euros per month. For two -room apartments, the average price remained at 600 euros, while the average rent of a three -room apartment increased by 7% compared to the previous year, from 700 to 750 euros.
Iasi: In August, the average rent for a studio was 370 euros, up 8% compared to last year. For the three -room apartments, an increase of 6%was registered, from 522 to 552 euros. In contrast, in the case of two -room apartments, the average price remained relatively stable, with a slight increase, of only 2%, up to 460 euros.
Brașov: The average rent for two -room apartments remained stable, at 500 euros. The studios registered an increase of 9%, reaching 380 euros. In contrast, in the case of three -room apartments, a decrease of 8% compared to the previous month – from 650 euros/month, to 600 euros.
Constanta: The average price of studios increased by 3% compared to last year and 11% compared to the previous month, reaching 333 euros. For two -room apartments, the level remained unchanged, at 500 euros. In the case of those with three rooms, there was an increase of 13% compared to the previous year, from 665 to 750 euros.
Timișoara: The biggest increases in August were registered in two-room apartments (+13%), where the average rent reached 450 euros, compared to 400 euros in August 2024. For studios, the average rent increased by 7%, to 300 euros, while for the three-room apartments remained at the same level-500 euros.
Sibiu: Average rents have been maintained at levels similar to last year and previous month. For studios, the average rent was 300 euros, for two -room apartments – 400 euros, and the three -room apartments had an average rent of 500 euros.
Oradea: In August, the average price of studios increased by 20% compared to last year, from 250 to 300 euros. For the two -room apartments, an increase of 5%, up to 420 euros, was registered, while at the three -rooms the level remained relatively stable, at 503 euros.
Craiova: Compared to the same period last year, the average rent for studios decreased by 2%, to 292 euros. In the case of two -room apartments, the average level remained at 400 euros, and for those with three rooms an increase of 10%, the average rent reaching 550 euros.
Arad: The average rent for studios climbed to 230 euros, up 6% compared to the previous year and 7% compared to last month. For two -room apartments, the average price also increased by 6%, reaching 370 euros. In contrast, in the case of three -room apartments, a 10%decrease was registered, from 490 to 441 euros.
