IMPACT, for 30 years at BVB. How the developer who brought the residential complex concept to Romania managed to transform his neighborhoods into communities
Currently, IMPACT's residential complexes are more than just living areas. They are true communities, united by the desire to enjoy a higher quality of life. Did you know that, in Romania, the residential complex concept was introduced in 1995 by the IMPACT company?
If in the beginning it was about villa neighborhoods, now the residential complexes developed by IMPACT are comparable to mini-cities, with thousands of inhabitants.
The IMPACT company was founded in 1991, and in 1996, 30 years ago, it entered the capital market, being the first real estate developer in Romania listed on the Bucharest Stock Exchange (BVB). In its three decades of activity, IMPACT has completed 15 residential complexes in 5 cities, housing more than 15,000 people, and has 5 major projects under development in 3 cities.
The model of an integrated community
Creating modern communities that have all the necessary amenities in the neighborhood is the mission assumed by the company.
“The IMPACT projects are built on the concept of a “15-minute city”. This means that, when you leave the block, you can find everything you need for everyday life a few minutes away. It means that you can walk with your child to school, do your shopping without taking the car out of the parking lot and meet your neighbors in a nearby socializing space. When we brought the residential complex concept to Romania, we started from the idea that, in addition to a home, people are looking for a community to live with. That's why we build neighborhoods in such a way that life takes place inside, not around them. Having everything you need at hand, you gain time for yourself, and that means quality of life.” said Dan Sebastian Câmpeanu, CEO of IMPACT Developer & Contractor.
The best example of a residential neighborhood developed in this way is GREENFIELD Băneasa, the flagship project of the company. Located in Sector 1 of Bucharest, near Pădurea Băneasa, the neighborhood currently has over 7,500 inhabitants, being in continuous development.
Beyond the peace, clean air and the possibility to take walks in nature, the members of the GREENFIELD Băneasa community have at their disposal various commercial and leisure options, for socializing or supporting a healthy lifestyle: from convenience stores and the Greenfield Plaza shopping center, to cafes, restaurants, a pharmacy, a pet shop and the Wellness Club by Greenfield sports center, with a semi-Olympic pool, a children's pool, an outdoor pool, saunas, massages and a gym modern fitness.
Also in the neighborhood there are private parks, playgrounds for children and pets, private school campus, state school and kindergarten under construction, charging stations for electric cars and an STB terminal for line 203, which connects to Piața Victoriei metro station.
Similar facilities are provided in the IMPACT projects under development.
Sustainable solutions in IMPACT residential complexes
A healthy environment for the communities created around residential complexes is a major advantage for any such neighborhood. In this sense, IMPACT includes green solutions in each of its projects. For example, to reduce the carbon footprint, apartment thermal power plants were replaced by block or neighborhood power plants even before they became mandatory. Low-carbon building materials and low-pollutant paints are also used, and the projects include or will be equipped with renewable energy sources such as photovoltaic panels and solar panels.
Moreover, all buildings authorized by IMPACT from 2021 comply with the mandatory nZEB standard, that is, they are buildings with close to zero energy consumption and at least 30% of the energy they use comes from renewable sources.
In addition, three of the real estate developer's projects are BREEAM Excellent certified, an international system for assessing the sustainability of infrastructure projects, buildings and including communities. LUXURIA Residence, a project from the IMPACT portfolio located in Sector 1 in Bucharest, is the first residential complex in Romania to meet this standard.
