In Gdynia, the offer shrank by approximately 4%, in Gdańsk by 3%, and a similar scale of decline was recorded in Warsaw. “The general picture of the market in the fourth quarter of 2025 shows the dominance of supply declines, which is a seasonal phenomenon and characteristic of the end of the year,” noted Anton Bubiel from SonarHome.pl.

Similar trends also occurred outside the largest agglomerations, although the scale of changes was more diverse. The largest quarterly declines in the number of offers were recorded in Olsztyn – by 11%. and in Kielce – by 10 percent. In Poznań, the number of offers decreased by approximately 9 percent, in Wrocław by 8 percent, and in Kraków and Łódź – by approximately 7 percent each. The supply in Opole and Zielona Góra (8% each) and Szczecin (7%) also decreased significantly. In Białystok and Lublin, the declines reached approximately 6 percent, and in Bydgoszcz and Katowice, approximately 4 percent. The only exception was Rzeszów, where the offer symbolically increased by about 1%.
At the same time, the authors of the report point out that despite quarterly declines, in most large cities the number of offers was higher than a year earlier. “The largest year-on-year increase was recorded in Gdynia – by 15%. In Gdańsk and Poznań the increase was moderate, while in Warsaw and Kraków the changes were symbolic. Wrocław was the only large market where the supply level did not change throughout the year,” Bubiel noted.

On regional markets, the range of changes was even greater. Rzeszów turned out to be the leader in growth with a result of 33%. year to year. Strong increases were also recorded in Zielona Góra and Białystok (22% each) and in Katowice and Kielce (18% each). In turn, in Bydgoszcz and Szczecin, the supply remained similar to last year, and the only city with an annual decline was Olsztyn (-6%).
Apartment prices without sudden movements
Despite changes on the supply side, the price market remains calm. There were no sudden fluctuations in the fourth quarter – both in large cities and in regions. The report said quarterly changes in median prices ranged from minus 1.3 percent. to plus 2.1 percent Prices increased the most in Gdańsk (2.1%) and Gdynia (1.3%), while in Warsaw and Kraków they remained practically unchanged. The declines were limited to a few cities, mainly Łódź (-1.3%) and Wrocław (-0.3%).
Among regional cities, the largest downward correction was recorded in Katowice (-1.9%), and smaller reductions in Kielce and Białystok (-0.9% each) and in Lublin (-0.5%). In Rzeszów, Szczecin and Olsztyn, prices increased slightly, and Bydgoszcz clearly stood out from this background with a 2.6% increase in the median. The market is therefore entering a phase in which the decreasing supply does not yet translate into a sudden increase in prices.
