New data on the creditworthiness of Poles. We're getting close to a million

As we read in Bartosz Turek's analysis, The average creditworthiness of a three-person family with an income equivalent to two national averages is currently PLN 926,000. zloty. This is a result of 22 percent. higher than in the same period of the previous year.

Three years ago the situation was completely different. In July 2022, when the mortgage market was in crisis, the median creditworthiness for such a family was less than PLN 400,000. zloty.

Loans larger for an additional room
Reducing interest rates and increasing wages resulted in… the interest rate on housing loans has dropped to approximately 6 percent, and offers below this level have already appeared on the market. At the beginning of the year, loans with interest rates ranging from 7-8 percent were standard.

In its analysis, the Bankier.pl portal notes that with relatively stable real estate prices in recent months, Poles can now afford apartments larger by an additional room.

Record creditworthiness, but difficulties in obtaining a loan
Bartosz Turek, however, emphasizes that despite the increase in creditworthiness, obtaining a mortgage loan is still not easy.
“Although the maximum creditworthiness amount is at a historically very high level, There is still a long way to go to a situation where it is easy to get a mortgage loan. If we adjust our creditworthiness for inflation, we are still a dozen or so percent short of our creditworthiness record. Adjusting the current creditworthiness by the salary level, it would turn out that banks were willing to estimate creditworthiness even one third more liberally than today – but this was 4-5 years ago, i.e. at a time when the average loan cost 2-3%. Today, such rates are hard to imagine,” says the expert.
