The first zero-emission office building in Poland. Poznań is starting a breakthrough on the market

The Nowy Rynek complex was built in accordance with the concept of “a city within a city”. It consists of five office and commercial buildings, surrounded by public spaces, restaurants, cultural facilities, small architecture and greenery. New Market C, designed by the Poznań studio Ultra Architectswill close this flagship project of Skanska in the capital of Greater Poland.

The office building will offer over 28.7 thousand sq m. m2 of leasable area (GLA), including approx. 25.7 thousand sq m of offices and 2.9 thousand sq m of commercial and service space. The building will have six floors above ground, and the underground garage will have space for 225 cars and over 100 bicycles. There are additional parking spaces for two-wheelers outside, which is in line with the idea of environmentally friendly mobility.
Renewable energy and record drilling
New Market C will be 100 percent powered by renewable energy. It is the first commercial office building in Poland with net zero CO₂ emissions at the operational leveland at the same time completely independent from the municipal heating network.
The facility scored 88 points in the LEED v4 pre-certification at the Platinum level, which places it among the most ecological buildings in the country. A key element of the project are the heat pumps – air and ground – that they will provide heating in winter and cooling in summer without external infrastructure support. Ground pumps require work record 10 km of drillingwhich is a solution unique on the Polish market.
Skanska announces that the building is to be put into operation in the fourth quarter of 2027.

Thanks to these technologies energy consumption will decrease by approximately 40%. compared to standard structureswhich will translate into lower operating costs and greater predictability of expenses. Electricity will come partly from the largest photovoltaic installation in Poland in an office building and from certified stock sources.
A breathing building with an intelligent system
New Market C is an object that “breathes”. Tenants will benefit from natural ventilation thanks to automated window panels. The AI-Enhanced BMS system combined with an innovative façade will enable night cooling of the interior, which will reduce air conditioning costs and energy consumption.

— We are starting the construction of a groundbreaking investment on a European scale, putting Poznań on a par with London, Oslo and Copenhagen. The building will be unique in Poland in terms of energy efficiency and zero CO₂ emissions at the operational level. We plan to put Nowy Rynek C into operation in the fourth quarter of 2027, comments Paweł Warda, EVP Operations, Skanska Commercial Development Europe.
Comfort, safety and space for everyone
The project takes into account the health and comfort of users, which is confirmed by WELL v2 pre-certification (84.5 points). The complex has received a positive opinion from the Integracja Foundation, which will allow it to apply for the “Object without barriers” certificate.
For 18 thousand m2 of common spaces will include green terraces, graduation towers, nesting boxes for birds and insect hotels. There will also be a playground and a basketball court, and thanks to its convenient location, the complex will be open to Poznań residents.
— During the design process, we established cooperation with experts from the Military University of Technology. Thanks to their support, we can guarantee tenants that in the event of a crisis, we will quickly adapt the underground rooms as hiding places – emphasizes Roland Jarosz, Project Director at Skanska Commercial Development Europe.
Additionally, there will be a terrace on the roof adapted to operate drones, enabling fast and collision-free delivery of parcels.
Why is this a groundbreaking project?
Roland Jarosz explains exclusively for Business Insider Polska: – To achieve net zero CO₂ emissions, we used a number of innovative solutions. We power the building 100%. renewable energy, we use the largest PV installation in Poland and certified stock sources. Heat pumps – air and ground – are used for heating and cooling, with boreholes with a total depth of over 10 km. We have implemented energy recovery systems, night cooling, automated windows and an intelligent building management system. Thanks to this, we reduced energy consumption by approximately 40%. compared to standard new office buildings.
Jarosz adds: – Independence from the municipal heating network means greater energy security and cost stability. We believe that this solution may become a new standard in Poland, especially in the context of rising energy prices and ESG requirements.
The project is in line with the climate goals of the Paris Agreement and the European Green Deal. The obtained LEED and WELL certificates confirm compliance with the highest standards regarding comfort, health and sustainable development.
