How much does a ROD plot cost and how to become a plot owner?

The prices of rights to allotment gardens are still high, but they are slowly becoming less shocking. In the opinion of representatives of Family Allotment Gardens, autumn is the time when it is easiest to find your own piece of greenery in the city. At Bankier.pl we check how much you need to save to acquire the right to a plot of land on the market and how to become a plot owner without overpaying.

How to become a gardener cheaper? It's easiest in the west

It is still easiest to obtain allotment gardens in depopulating districts, including: in the west of Poland: in the voivodeship West Pomeranian, Lubuskie, Opole and Lower Silesia. Therefore, in places where allotment gardens established by workplaces were not sold after 1989.

– Currently, we have four plots available and several dozen interested people – notes Mieczysław Dobroszkowiak from ROD Półka in Wrocław. – There are more private offers. Right now, when the gardens are slowly going into winter sleep, many people, especially older people who were planning to hand over their plots during the season, are making final decisions about selling their rights – he adds.

The right to your own piece of greenery in the city can be easily purchased using advertising portals. In this case, however, it should be combined with another comparative adverb – more expensive.

Allotment gardens – how much do use rights cost?

According to the analysis by Bankier.pl, In order not to wait in line to become a plot owner in one of the largest Polish cities, you should have at least PLN 6.5 thousand saved up. zloty. This is the cheapest offer in Wrocław, which should be associated with a greater supply of available plots and offers. Below 10 thousand PLN you can also find another plot located in Lublin.

Lower prices, although exceptions can be found, especially in smaller towns, apply to plots that have been neglected and abandoned for a long time, and which will require considerable investment from the future plot holder, mainly their own work, to put them in order. In many cases, these are plots without electricity or even a gazebo.

In most cases, for a well-maintained plot with a gazebo or a brick house that has not fallen into disrepair, you have to spend from PLN 30,000 to PLN 60,000. zloty.

The entry threshold, although lower than in spring and summer, i.e. in the season of highest demand, is usually higher than at the same time last year. Apart from the above-mentioned Wrocław and Lublin, in the remaining cities analyzed, the right to use a plot of land for a maximum of PLN 20,000. PLN, can only be found in Katowice and Szczecin. If we increase the budget by PLN 10,000 PLN, Gdańsk and Łódź will join the list.

Offers are scarce

In Warsaw, the cheapest allotment garden can currently be found for less than PLN 40,000. zloty. For the highest amounts – at least PLN 45,000. PLN are the cheapest offers in Kraków, Poznań and Bydgoszcz.

Low supply is the reason why rates remain at the same level, even after the season. In the six largest Polish cities (Warsaw, Kraków, Wrocław, Łódź, Poznań, Gdańsk) we counted just over 100 offers to transfer the rights of use.

There are also fewer offers than a year ago that differ in price and amount to more than PLN 200,000. zloty. Among the mentioned cities, there were four such advertisements, with two plots: in Poznań and Szczecin – offered for over PLN 300,000. zloty. The most expensive offers dominated in the capital of the province. Greater Poland, where we counted 12 allotment gardens whose rights were valued at over PLN 100,000. zloty.

The right of use is not ownership

Most importantly, it does not matter whether the offer is for several, a dozen or even several hundred thousand zlotys, whether it concerns an empty plot or a plot with a two-story “all-year-round” house, whether it has “for sale” or “give away” in the title, in each case, the subject of the transaction is the right of use, not the right of ownership. The agreement is nothing more than a transfer of the lease right to a given area, which de facto only means a change to one of the parties to the existing agreement concluded with ROD.

Before choosing an apparently cheaper offer, it is also worth getting acquainted with the city's spatial development plans, so that it does not turn out that we will only enjoy the occasionally purchased plot for a short time, because in the near future a bypass will run through the area of ​​a given garden or apartment blocks will be built on it by developers.

How to become a gardener?

The simplest and cheapest way to become an allotment owner and have your “own” green oasis in the city is to take over the right of use from another family member. However, few people can afford such a privilege.

The right of use can also be purchased by contacting one of over 4.6 thousand allotment gardens with approx. 900 thousand plots.

Acquiring an allotment garden – costs and fees

An entry fee and an investment fee must be added to the fee for the previous plot holder. The entry fee, in accordance with the statute of the Polish Allotment Gardeners' Association, cannot exceed the value of the garden infrastructure located on the plot.

In turn, the investment fee may amount to a maximum of 25%. minimum wage. Currently, the investment fee is a maximum of PLN 1,166 – PLN 106 more than a year ago. However, from January 2026 it will be over PLN 1,200.

Tax on the sale of the right to a plot of land

It is worth remembering that the person selling the right to use the plot sells only the plantings, equipment and facilities located on it, and not the acreage itself. The amount received for the sale of rights to a plot of land is nothing other than income for which personal income tax must be paid. However, in accordance with Art. 10 section 1 point 8 of the Personal Income Tax Act, this is income from the sale of other items against payment, which is subject to taxation on general terms only if it was achieved within half a year of the acquisition of individual items.

Therefore, if the equipment on the plot for which we receive remuneration when selling the rights to the plot was created earlier than six months from the date of obtaining the income, there is no obligation to pay tax.

ROD plot insurance

An analysis by Bankier.pl conducted at the beginning of the season by Aldona Derdziak shows that there are only a few policies available on the market that will cover allotment gardens and the equipment and movables contained therein. However, there is one detail: protection applies primarily to summer houses, and not to a plot of land understood as a recreational area.

Importantly, if we are interested in protecting our allotment garden against theft, insurance companies require that it be properly secured.
