In Krasnoyarsk, the minimum size of the site for CRT was approved

In Krasnoyarsk, new sites for integrated development of the territory should not be less than 5 hectares.

Such changes to the Land Use and Development Rules (LRU) were adopted today by deputies of the City Council at an extraordinary session. These amendments will only apply to EEOC agreements concluded at the initiative of copyright holders.

The mayor's office noted that the decision was based on the experience accumulated in the city. This is due to the fact that on an area of ​​5 hectares it is possible to place not only residential buildings, but also amenities, as well as a separate kindergarten or school.

Deputy head of the city – head of the urban planning department of the Krasnoyarsk administration Sergei Shikunov noted that this will improve the urban planning situation in the city.

“Previously, we reduced the intensity factor of residential development to 0.5 in the case of ordinary development and left it increased to 1.9 in the presence of a KRT agreement, introduced the concept of “spot” development, and now we set ourselves the task of constructing not individual objects – a house or a housing complex, but microdistricts,” said Sergei Shikunov.

Krasnoyarsk Prosecutor Valery Yukhnovets emphasized that the amendments will allow developers to create all conditions for a comfortable life for citizens.

“At the same time, the authorities remain active participants in urban planning policy, monitoring the social content of CRT agreements and regulating the urban planning activities of developers through the approval of planning decisions,” noted Valery Yukhnovets*.

The mayor's office recalled that there are currently 24 agreements on integrated development of territories in Krasnoyarsk, of which 13 were concluded at the initiative of copyright holders.

“Thanks to the KRT projects, the city will have landscaped areas, roads, parking lots, 6 schools, 29 free-standing kindergartens and in built-in and attached premises, an educational complex school/kindergarten for 670/280 children, 4 sports facilities, 2 public gardens, a cultural and leisure facility, 3 libraries, a children’s music school, dozens of apartments for orphans and migrants from emergency housing. In addition, a major overhaul of school No. 66 on the street will be made. Aerovokzalnaya, 4G, and 9 emergency houses were resettled and demolished,” the press service noted.

Acting Mayor of Krasnoyarsk Roman Odintsov thanked the deputies for their support of the initiative and noted that it was adopted in the interests of residents and not stops work in the construction industry. Discussion of issues of improving urban planning policy will continue.
