In the first 7 months of the year, at national level, there were approximately 8,600 houses available for renting in the luxury segment according to the ads posted on a real estate platform, the prices reaching fabulous amounts, depending on the surface and equipment.

Thus, Bucharest attracts over 5,000 rental offers for luxury homes, to which are added over 1,400 housing in Ilfov county and over 1,000 homes in Cluj County.
In total, 86% of the luxury homes available for rent at national level are in Bucharest and Ilfov and Cluj counties, and almost 98% of the national ads are concentrated in Bucharest and the 9 most developed counties of the country.
How much is the rent of a luxury property in Romania
The minimum rent for a luxury home is 1,500 euros in each of the 10 counties that cover 98% of the total number of ads in the category of luxury homes, according to the centralized data by Storia. Significant differences, however, appear in the maximum rent, as a result of the existence on the market of atypical luxury homes, for which the owners require significantly larger amounts than the average. For example, the maximum rent requested for a luxury home is 18,700 euros in Timiș, 17,000 euros in Bucharest or 15,000 euros in Constanța.
The largest average rent reported in the 10 analyzed counties is about 2,800 euros per month and is valid for Ilfov county. The luxury dwellings in Bucharest follow at a short distance, with an average rent of about 2,600 euros, and those in Constanța county, with an average rent of over 2,500 euros.
In contrast, the average rent for a luxury home in Cluj and Brașov counties is about 2,100 euros per month, smaller than in Bucharest, despite the fact that the county residences are the most expensive nationally in terms of average price per square meter. The same average rent is in Timiș, while in Sibiu it is almost 2,000 euros. The only county in the top 10 in which the average rent is less than 2,000 euros is Bihor.
The average prices above are valid at the cumulative level for apartments and houses, and an analysis based strictly on the luxury apartments market offers slightly different results. In such a scenario, the largest average rent for a luxury apartment is by far in Bucharest, with just over 2,000 euros per month.
Behind Bucharest is Constanța county, with an average rent of almost 1,800 euros, while the luxury apartments in Brasov and Ilfov are easily accessible, with rent of about 1,700 and 1,600 euros respectively. Paradoxically, the most accessible rent for a luxury apartment is in Cluj (almost 1,500 euros), despite the fact that in Cluj-Napoca are the largest average rents in the country if all the available properties are taken into account, regardless of price.
In the case of houses, the Bucharest-Ilfov region is the only one that has a relevant number of luxury properties available for rent. Thus, the average rent for a luxury house is almost 5,900 euros per month in Bucharest and exceeds 5,400 euros in Ilfov. In other words, the average rents for luxury houses are almost three times larger compared to the average rents for luxury apartments in both Bucharest and Ilfov.

The rent of a luxury property depends on many factors, from geographical positioning to useful surface and additional facilities available.
One of the most expensive luxury properties to rent is a 9 -room Otopeni villa and a useful area of 727 square meters, for which the owner requests 20,000 euros per month.

Built in 1997, the villa has a basement, ground floor, floor and attic, and the kitchen impresses with a useful area of 49 square meters. Also, the matrimonial bedroom has 47 square meters, and the attic offers a spacious living room, three bedrooms (photo) and a bath with separate access.

Among the luxury properties available for rent in Bucharest are an apartment with 5 rooms and over 300 square meters from a residential complex in the Floreasca area, which benefit from panoramic views to the park and lake. The apartment includes four bedrooms and a living room with step -walls all over the height. The rent requested for this property is 12,100 euros per month.

For 7,000 euros you can rent an apartment with 4 rooms and 168 square meters in the same area. The house is located on the 3rd floor and stands out through the 70 -square -meter terrace accessible from any room, but also through the 4 available baths and generous storage spaces.

Meanwhile, in Ilfov there is also a 5 -room and 230 square meters penthouse located on the 4th floor of a building built in 2022. One of the particularities is that the elevator offers direct access to the apartment, and inside there are 3 bedrooms, 3 bathrooms, dressing and a terrace of 70 square meters. The requested rent is 5,500 euros per month.

Also, in Cluj-Napoca is available for rent, in the Gruia neighborhood, a penthouse that includes two terraces. Thus, the building is designed on two floors, with a terrace of 68 square meters with jacuzzi and bathroom dedicated to the upper floor, while the first level has two bedrooms, living room and a 21 -square -meter terrace.

In order to analyze the necessary income to rent a luxury property in Romania, we have taken into account that the value of the rent represents 30% of the income, as the same percentage is usually used internationally for the degree of indebtedness of a mortgage loan contracted for the purchase of a luxury housing.
In such a scenario, you need a monthly income of at least 31,500 lei to allow you to rent a luxury home in Romania, the equivalent of about 6,200 euros. This amount is valid for a luxury dwelling in Bihor county, with the municipality of residence in Oradea.
However, the minimum required income increases rapidly in other counties in Transylvania, as it reaches 34,800 lei in Sibiu and exceeds 35,000 lei in Timiș and Brașov, so that in Cluj it will be almost 36,600 lei. Meanwhile, the minimum required income exceeds the threshold of 40,000 lei in three regions in the country: Constanța (42,900 lei), Bucharest (44,300 lei) and Ilfov (47,500 lei). In other words, the greatest income is necessary in the Bucharest-Ilfov region, the one in which the vast majority of the luxury homes available for rent.

In conclusion, renting a luxury property in Romania requires revenues of 5 to 9 times higher compared to the average net salary, depending on the county in which the respective property is located. The necessary revenues are lower than in the case of purchasing the luxury house, for which, depending on the county, a minimum monthly salary of 6 to 10 times higher compared to the average net salary, with the disadvantage that the useful area of the house is generally lower than in the case of a luxury housing available for sale.
