The minister, to confirm his words, posted on the portal X charts showing how the price availability of apartments in cities such as Krakow, Warsaw, Lublin and Szczecin from 2nd quarter to the first quarter of 2025. voivodship.
“The price availability calculated in this way has been growing stable from the second quarter of 2024. The increase in availability ranges from +7 percent to +19 percent.” – the minister emphasized. She pointed out that this availability effect would not be without specific actions.

A real estate market expert from the Warsaw Real Estate Association Marcin Drogomirecki asked by PAP for comment agreed with the opinion of Pełczyńska-Nałęcz.
– In both the primary and secondary market, the ratio of the price of a square meter to average salary has been improving for many months, which means that the availability of apartments for the average Kowalski has been growing for a long time. He pointed out that the slowdown of demand meant that we have a much greater supply of apartments, much greater flexibility of sellers and, as he noted, a much larger selection of apartments on the market.
In response to PAP's question, whether this trend will persist, the expert said: – At this moment it seems that it will be a lasting trend, that we will be dealing with stabilization, and I would say more: normalizing the situation on the market of apartments.
-But you never know what on the market, in the economic and financial sphere can happen, which could destabilize this market-he added. He also emphasized that he is currently looking at the real estate market “optimistically”.
– I think that the situation on him will be stable, which we have looked for for many years – said Drogomirecki. He noticed that there are different prices and different salaries in different locations in Poland. – However, in general, the situation stabilizes in the country and this availability of apartments will gradually grow. As the remuneration increases, of course, he said.
In his opinion, the greatest increase in the availability of apartments was recorded in smaller cities, where prices in recent years have not been as rapid as in Warsaw or Krakow. E.g. in Olsztyn, Lublin, Katowice – Drogomirecki pointed out.
