Historic Poklasztorne team for sale for PLN 6.5 million


– Our small community cannot afford such a large property. However, we hope that there will be an investor with a vision and an idea for this place – says pastor Dariusz Suszek, leader of the Świdnica community.
The decision to sell is not accidental. The Pentecostal Church, which has about 100 people with children and young people, just no longer needs such a large property. The community would like to move to a more modern building with salami, better suited to the nature of their activities.
– As for our typically church needs or resulting from pastoral activities, then We do not need such a large object, and keeping it is becoming a growing challenge. In our religion it is not necessarily to have a large sacred object. We need space for sacred assembly, it is more about its functionality – explains pastor Dariusz Suszek.
Multifunctional complex with history
Purse team at ul. Musena 1 is a multifunctional object. The core of the property is a 3-story free-standing building with a basement and an attic. The complex consists of four wings closing the quadrangle of the internal courtyard.
In the first and second wings there is a retreat house with a accommodation base for about 30 places, the third wing is an office and residential part with two apartments, and in the fourth wing is A former monastery with an area of 463.5 sq m.
The history of the place is fascinating. For at least 400 years there was a castle of the Świdnica princes. After its demolition, the current monastery complex was formed. The monastery itself was built in 1680 by religiouswho received the object from Otto von Nostiz in 1676. The castle past reminds the displayed fragments: portal from the 16th century, fragments of city walls and a fragment of the moat.
High maintenance costs
The main reason for sales is the growing costs of maintaining the facility. The community rents rooms, but this activity ceases to be profitable. In winter, the gas bill is about PLN 10,000 per month for the retreat house and the church, plus several thousand PLN for electricity.
– Świdnica has a fairly extensive accommodation base and it is very difficult to be competitive. Until now, we have been attractive in terms of price, but if the rental price is too low, this activity ceases to be profitable. And running a hotel does not fit into the mission of our community's activities – explains Pastor Suszek.
Challenges for the future investor
The future buyer will have to face the provisions in spatial development plan, where the “religious service area” was entered as the basic purpose. However, there are possibilities of changing this purpose.
– Certainly this object does not have to remain a church, but it can be a place related to religious worship. There would probably be possibilities to remove the purpose of religious worship from documents and leaving the object as an ordinary monument that does not perform a sacred function – says Pastor Suszek.
A chance for creative development
Real estate market experts see great potential in the facility. At the complex there is a garden arranged on a fragment of former castle fortifications, where about 200 species of rare plants grow. The property has full infrastructure: electricity, water from the municipal water supply, gas and sewage.
– This is a unique and beautiful property located in the very center of Świdnica. There is no shortage of investors in the world who buy objects only because they belonged to knights or kings. There are people who are looking for such unique properties -emphasizes Inga Zawadzka-Furmanek, owner of the Crystal Home Real Estate Office.
The offer price is currently PLN 6.5 million to negotiate. Interest is small for now – so far only two people watched the object. However, the owners do not lose hope of finding an investor with a vision and an idea for this unique place.
