According to the report, in June 2025 most of the apartments intended for sale – over 131 thousand. premises – it was equipped with balconies. 27 thousand The premises had terraces, and 26.5 thousand – Gardens. Apartments with a balcony accounted for 61 percent offered apartments. The same percentage were premises with a balcony among apartments for rent.

As the authors of the report noted, the percentage of search on the Otodom portal, in which the availability of balcony, garden or terrace was indicated as a key criterion. 3 percent Those interested marked in the search criteria that the apartment must have a balcony. Even fewer potential customers indicated here the availability of a garden or terrace. This was an indispensable condition for 1 percent. users.

“This suggests that such external facilities are seen as a market standard, not an element of premium housing real estate. The smaller or larger balcony is a space that seems to be obvious to many clients” – assessed Milena Chełchowska from Otodom.

As noted in the report, the differences at medium prices per square meter are an interesting phenomenon. Analysis of the prices of apartments offered on the OTODOM platform shows that in June apartments with balconies cost on the primary market an average of 12.4 thousand. PLN/sq m, which means an increase of 3.5 percent year on year. On the secondary market, the average price of premises equipped with balconies in turn amounted to PLN 13.2/sq m. And also with she noted a year -on -year growth.

“Interestingly, flats without a balcony or garden from developers reach the highest average price per meter – as much as PLN 14.4 (almost 6 percent more year -on -year). On the developer market for sq m for sq m. Apartment without a balcony or garden we will pay on average 16 percent more than for the premises with such facilities. It is different in the segment of second -hand apartments. On average, they cost PLN 12.3/sq m ” – indicated in the report.

OTODOM research shows that for Poles, the balcony, terrace or garden are one of the most important factors that positively affect the sense of happiness in the place of residence. The garden is the most important convenience for 37 percent. respondents, and a balcony or terrace for 33 percent respondents.

“However, there is also a group of buyers of new apartments, which as key criteria indicates a prestigious location, a distinctive standard of finishing or other amenities, such as modern systems, air conditioning or common space, e.g. a gym or a spa zone” – pointed out Milena Chełchowska.

As experts noted, expensive premises in the most expensive parts of cities with luxurious equipment often do not have balconies, which means that the average price of such a property is higher than flats with a balcony. (PAP)
