The rents have increased considerably in the last year, registering increases even by 29%, the prices being recently increased by the depreciation of the leu in relation to the European currency.

The rents requested by the owners in April remained relatively stable compared to March (+1%), but compared to April 2024 a general growth trend (+7%) is observed, according to a specialized analysis. More serious, however, this increase comes at the same time as the depreciation of the lion, which reached on Thursday 8 a new record, of 5,1222 lei/euro, which can have direct implications on the costs of housing for those who pay the rent in lei in the next period.

For example, at a rate of 5.099 lei/euro (communicated by the NBR on May 7 and 12 AC), a rent of 500 euros means 2,549.55 lei. Last year, the same rent of 500 euros meant 2,487.85 lei, calculated at a course of 4.9757 lei/euro, registered on May 7, 2024, respectively 4.9756 lei/euro on May 12, 2024.

“Even if the difference of almost 62 lei does not seem significant at first sight, it can become important in the case of more sensitive budgets. This difference affects the tenants directly only if a fixed course is not stipulated and if the payment is made in lei, at the NBR rate on the day of payment or invoicing.

I noticed that in many large cities the rents continue to grow annually. In this context, the evolution of the exchange rate becomes an additional pressure factor, especially for the tenants who pay in lei and take into account the exchange rate on the day of payment. Even a difference of 60 lei can count, especially for those who manage close budgets, for students or young families. Although the fluctuation may seem relatively minor from the perspective of some, it comes in a period when many Romanians are already facing financial pressures due to inflation and high costs with utilities“, Said Monica Dudău, Head of Marketing Real Estate Europe OLX Group (Storia and OLX Imobiliare).

How the prices of rents have evolved in Bucharest

The rents in Bucharest continue to be the highest in the country, with average prices of 858 euros/month for three -room apartments, 592 euros/month for those with two rooms and over 383 euros/month for studios. In comparison, in cities such as Cluj-Napoca or Timișoara the average rents for the same types of housing are smaller, and the growth rate is slightly more temperate. These differences continue to reflect the high pressure on the rent market in the Capital.

The largest price increases from one year to another were in Sector 1, in the case of three -room apartments (+20%in April 2025 vs. 2024) and in Sector 2, in the category of two -room apartments (+14%), but also at the studios in Sector 6 (+14%).

Compared to the previous month, the prices increased in the case of two-room apartments (+5%) in sector 2 and three-room apartments (+2%) in Sector 4. Also, the prices decreased in the case of studios (-5%) and three-room apartments (-8%) in sector 2, as well as two-room apartments in sector 1 (-11%) (-5%). In the other cases, stagnations have been recorded.

In Sector 1, the most expensive sector, the rent for a studio was on average 450 euros/month, a two -room apartment reached 710 euros/month, and one with three rooms at 1200 euros/month. In contrast, the most accessible prices were also registered in Sector 6, where a studio was rented with 400 euros/month, a two-room apartment with 500 euros/month, and one with three rooms with 600 euros/month.

Thus, the average rents for a studio apartment were between 350 euros (in sectors 2 and 5) and 450 euros (sector 1). The average rental prices for two-room apartments were between 500 euros (sectors 4 and 6) and 710 euros (sector 1). The three -room apartments had average rental prices between 600 euros (sector 6) and 1200 euros (sector 1).

Rent, more expensive by 29% in Oradea and 9% in Cluj Napoca

In April 2025, the largest annual rents were registered in Oradea for studios (+29%) and in Iasi for three-room apartments (+10%). In contrast, Craiova registered annual drops in studios (-3%), and in Arad, prices for three-room apartments decreased by 8% compared to last year. Also, in Constanța were the most stagnations compared to the previous month, in the case of studios and two -room apartments.

Oradea is the city with the highest annual growth for studios: +29%, the current average price being 281 euros/month. The rent for two rooms is 400 euros (-2% compared to last month), and for three rooms the rental cost is 500 euros (+6% compared to the previous year).

The rents in Cluj-Napoca remain among the highest in the country. The price for a studio is 380 euros (-3% compared to March, +9% compared to April 2024). A two-room apartment is rented for 590 euros (+7% compared to last year), and a three-room apartment is rented at an average price of 700 euros (-7% compared to last year).

Lower increases in Iasi, Brașov, Constanța and Timisoara

The rents for the studios in Iași are 330 euros (-6% compared to March, but +3% compared to last year), for two rooms are 450 euros ( +5% compared to last year), and the rents in the three-room apartments are, on average, 550 euros (-4% vs. March 2025, but +10% vs. April 2024).

In Brașov, rents for studios and apartments with two and three rooms decreased compared to last month, by -1, -4% and -6% respectively. The studios have an average of 350 euros (similar to last year), the two -room apartments are rented for 500 euros (+2% compared to last year), and those with three rooms reach 650 euros (+8% compared to 2024).

In Constanța, rents stagnated for two -room studios and apartments. However, there is a slight increase for three -room apartments, which reach 670 euros ( +3% compared to March 2025 and +3% compared to April last year).

The evolution of rents in Timisoara is slightly variable. The studios are rented with 280 euros (-3% vs. March,+6% vs. last year), those with two rooms with 419 euros (+5% vs. last year), and those with three rooms with 500 euros (+4% vs. last year).

Expensive 5-8% in Sibiu, Craiova and Arad

In Sibiu, rents have decreased slightly compared to March, but increased compared to last year. The studios cost 325 euros (-2% compared to March, +8% compared to 2024), the two-room rental apartments are 400 euros (-2% vs. March, +5% vs. last year), and those with three rooms have an average rental price of 530 euros (-4% vs March, +6% compared to the previous year).
Craiova records light monthly decreases in rents for studios (-1%) and three-room apartments (-7%), but also 8% annual increases for two-room apartments and 6% in the case of three-room apartments. Thus, in April 2025, the studios were rented for 290 euros, the two-room apartments with 430 euros, and those with three rooms with 550 euros.

In Arad, the rents remained stable compared to March, but there is a slight annual growth for studios (+5%) and a decrease in three-room apartments (-8%). The owners request 220 euros for a studio, 350 euros for a two -room apartment and 450 euros for three rooms.
