A breath of spring on construction sites, but new apartments at least in six years

March was the next month in which the number of apartments put through all over Poland for use did not exceed 10,000. – results from the data of the Central Statistical Office. It was the lowest March result from 2019. The delicate breeze of spring could be felt at the construction sites started by the developers.

Apartments and houses put into use

In March 2025, developers put into use 9439 apartments. Although there were 5.9 percent More than in February, in an annual basis, developers are still on the downside. Both compared to March 2024, 2023 and 2022. The number of devoted apartments was about 16 percent. and nominally by 2,000 lower.

Due to the lower number of new buildings started in recent years, March was also recorded by individual investors who put 5891 houses to use. In an annual basis, the decline was 6 percent. In comparison with March 2023 and 2022, however, there were over 30 percent. less.

In all of the first quarter of 2025, individual investors put into use 17,000. houses – by 5.7 percent less than in the first three months of 2024.

Started construction of apartments and houses

After February, winter breath, the number of buildings started by developers again clearly exceeded 10,000. In March 2025, the Central Statistical Office recorded 12988 apartments – by 19 percent more than in February. However, there were nearly 18 percent new buildings. (nominally by nearly 3,000) less than a year ago. In the last five years of less new buildings, only two years ago were recorded when the market slowly left the hole.

The delicate breeze of spring could be felt on construction sites carried out by individual investors who began to build 8344 houses in March. It was a result higher than last year's, as well as in relation to March 2023.

WIEK 2025. In Poland, construction of 55.7 thousand began. houses and apartments. However, while individual investors finished the quarter (+5.5 percent y/y), the developers started working on the construction of 36.5 thousand. apartments, which was a result of 13 percent lower than in the same period last year.

It is worth adding, however, that in this case we are talking about the effect of the base, because last year's first quarter was the best measurement in the history of the CSO.

At the end of March, 844 thousand remained under construction. apartments – by 3.8 percent more than in the same period last year.

Building permits

The first quarter ended with an even larger minus in terms of the number of building permits. In March alone, developers obtained less than 13.9 thousand. permits – by 3.7 percent More than a year ago, but the previous miserable months meant that the entire first quarter ended at a 20 % minus.

More often than in the previous year, offices issued permits for building single -family houses. Individual investors in March received over 7.1 thousand. Such documents – most in three years, and in the whole first quarter 18 thousand. – by 5 percent more than a year ago.
