The city where rents have increased 30% in a year

The prices of the rents have increased in alert rhythm in recent years, only lately registering an average increase of 7% at national level, but there is a quiet city in Romania where the rents for studios increased by 30%.

Compared to the same month of last year, the average prices of the rents in Bucharest increased in March 2025, but, in relation to February 2025, in some sectors of the Capital, both stagnations and price falls were recorded. In March 2025, the studios in Bucharest had an average price of 385 euros/month, the two -room apartments had an average price of 601 euros/month, and the three -room apartments reached an average price of 873 euros/month.

The largest price increases from one year to another were in Sector 2, in the case of three -room apartments (+26% in March 2025 vs. 2024) and in sector 1, also in the category of three -room apartments (+20%).

Compared to the previous month, prices increased in the case of studios (+7%) and two -room apartments (+15%) in Sector 1, but also in the case of studios (+2%) and three -room apartments (+5%) in Sector 2, the statistical data published by Storia shows. Also, the prices decreased in the case of two-room apartments in Sector 2 (-2%), sector 3 (-2%) and in Sector 5 (-3%), but also in the case of three-room apartments in Sector 1 (-1%), Sector 4 (-5%) and from Sector 5 (-3%). In the case of the other sectors and types of buildings, stagnations have been recorded.

In Sector 1, the most expensive sector, the rent for a studio was on average 450 euros/month, a two -room apartment reached 794 euros/month, and one with three rooms at 1200 euros/month. In contrast, the most accessible prices were also registered in Sector 6, where a studio was rented with 400 euros/month, a two-room apartment with 500 euros/month, and one with three rooms with 599 euros/month.

Thus, the average rents for a studio were between 350 euros (in sector 5) and 450 euros (sector 1). The average rental prices for two-room apartments were between 500 euros (sectors 4 and 6) and 794 euros (sector 1). The three -room apartments had average rental prices between 599 euros (sector 6) and 1200 euros (sector 1).

Rents in the big cities

The biggest increases from year to year, in the average rental prices category, were registered with the studios in Oradea (+30%) and in Iași (+17%). On the other hand, the slightest price increase from one year to another was registered in the case of studios in Brasov (+1%). Also, Arad is the only city where prices have dropped by 4% compared to last year, both in the case of two -room apartments and those with three rooms. However, the prices of two -room apartments in Constanța and Iași remained constant.

Cluj-Napoca: Compared to March last year, in March 2025 the average prices requested for the rental of studios increased by 11%, those of two -room apartments by 7%, and those for three -room apartments with 7%. In March 2025, the average rent for a studio was 390 euros, for a two -room apartment the average request price was 590 euros, and for a three -room apartment of 750 euros.

IASI: Compared to March last year, in March 2025, the average prices requested for the rental of studios increased by 17%, those of three -room apartments by 14%, while the prices for two -room apartments remained unchanged. Thus, the average rent for a studio was 350 euros, for a two -room apartment the average request price was 450 euros, and for a three -room apartment of 570 euros.

BRAŞOV: In March 2025, the highest average demand price increases were registered for three -room apartments (+15%), followed by two -room apartments, which had a 4%increase, and studios, which registered an increase of only 1%. The average rent for a studio was 352 euros, for a two -room apartment of 520 euros, and for a three -room apartment of 690 euros.

CONSTANT: In March 2025, the average prices of the rents remained unchanged for two -room apartments, while the prices of three -room apartments increased by 8%, and the prices of studios increased by 9%, compared to March 2024. Thus, the average rent was 350 euros for studios, 500 euros for two -room apartments and 650 euros.

Timisoara: In March 2025, rents registered 16% increases for studios, 5% for two -room apartments and 4% for three -room apartments, compared to March 2024. Thus, average request prices were 290 euros per month for studios, 420 euros for two -room apartments and 500 euros for three -room apartments.

Sibiu: In Sibiu, in March 2025 compared to March 2024, average rental prices increased by 10% for studios, by 2% for two -room apartments and 2% for three -room apartments. Thus, the tenants paid, on average, 330 euros for renting a studio, 408 euros for a two -room apartment and 550 euros for a three -room apartment.

Oradea: In Oradea, the rental prices registered in March 2025 increases of 30% for studios, 2% for two -room apartments and 11% for three -room apartments, compared to March 2024. Thus, the tenants paid on average 280 euros for a studio, 409 euros for a two -room apartment and 500 euros.

Craiova: In March 2025, in Craiova, the average rental prices were 292 euros for studios, 428 euros for two -room apartments and 591 euros for three -room apartments, registering 4% in the case of studios, 7% for two -room apartments and 16% for three -room apartments, compared to March 2024.

Arad: Compared to March last year, in March 2025, the average prices of rents increased by 10% for studios, but decreased by 4% for two and three -room apartments. Thus, in Arad, the tenants paid an average price of 220 euros for renting a studio, 350 euros for a two -room apartment and 450 euros for one with three rooms.
