Stabilization on the housing market – this is how the latest data of the National Bank of Poland can be summarized. In the largest cities, the availability of apartments remained at a relatively constant level, and the average mortgage increased slightly thanks to the growing salaries.

According to the latest NBP report on the situation on the real estate market, the estimated availability of apartments in the 7 largest cities stabilized – mainly due to the comparable rate of increasing the prices of apartments and remuneration. The parameter shows the number of m2 of an apartment possible at the average salary in the enterprise sector in a given city and an average transaction price on a given market.

The estimated maximum available housing loan increased slightly against the previous quarter, mainly due to the increase in salaries. According to the NBP estimates, the maximum available loan (assuming, among others, the 25-year repayment period and leaving the customer's disposal the minimum wage as a minimum income after paying off loan installments) was in the 4th quarter of 2024 on average PLN 600,000.
