The Colliers report indicated that the number of facilities with commercial and service premises in Warsaw increased to 384, i.e. by 8 percent. The most available premises are found in office buildings, including in Mokotów and Służewiec, and the least, e.g. in the area of Ursynów, Wilanów and in the eastern part of the city centerwhere it is free below 5 percent. commercial and service premises. The largest share of vacancy in office buildings is in South Śródmieście, the northern part of the center of Warsaw and in Mokotów.
Martyna Wójcik from Colliers cited in the report informed that the participation of tenants occupying larger areas in modern office buildings is growing; The average size of commercial and service premises increased from 212 to 223 sq m.
In new investments, commissioned from 2023 to the first quarter of 2025, among commercial and service premises are the most gastronomic – over a third, i.e. 289, 18 more than two years earlier. There is more cafe (by 1 percentage point), restaurants with waiter service (by 2 percentage points) and Bistro (by 1 pp.). However, the number of canvas (by 2 percentage points) has dropped.
As for commercial premises, the most are grocery stores (21 percent), but their share has fallen by 1 percentage point. On the other hand, specialist food stores gained meaning, noting an increase of 1 percentage point, up to 16 percent. Among them, bakeries and alcohol stores dominate. “The presence of a bakery – constituting more than half of the premises in this category – testifies to the growing demand for fresh products and quick snacks during the working day” – said Wójcik.
The authors of the report pointed out that 87 percent Commercial and service premises are located on the ground floor of buildings. (PAP)
