Comparing Poland with other countries, experts pointed out that there are 13 places in the dorms of 100 foreign students in Poland, while in Great Britain it is 75, and in Spain – 47.
In Warsaw, the choice of a dormitory instead of a studio offered as part of a private institutional rental (PRS) allows for saving 825 PLN per month – the authors of the report calculated. The price difference, depending on the city, ranges from 5 percent. in Wrocław to 28 percent in the capital.
“Considering the potential difference in rental revenues for investors, it is worth emphasizing that the average rents per square meter in PBS are higher than in PRS by about PLN 40/sq m in six largest cities, mainly due to smaller meters of units and access to dedicated amenities, such as gyms, relaxation zones or learning rooms” – noted JLL. She added that despite the higher rates, the level of occupancy of private dorms exceeds 95 percent.
