Where do you find the best housing rents in the big cities

On the Romanian rent market, important differences are highlighted between cities, say real estate experts, listing the localities with the highest and lowest prices.

The most accessible rents in the cities are registered in Arad (350 euros), Timișoara (400 euros) and Oradea (410 euros), while Bucharest, especially Sector 1 (799 euros), sector 2 (660 euros) and Cluj-Napoca (600 euros) record the highest values, according to Storia data, the real estate platform launched by OLX. The other analyzed cities, such as Brașov, Constanța, Craiova Iași or Sibiu, have average prices between 430 and 550 euros.

In Bucharest, rents have registered decreases from one month to another, in the case of studios and two -room apartments. The studios in Sector 1 were cheaper by 7% in May compared to April, but they are kept by 5% above the price of May 2024. The two -room apartments in Sector 1 decreased by 8% compared to last month and -1% compared to the previous year.
However, sector 1 remains the most expensive for three -room apartments (1,200 euros), with an annual increase of 20%. Sector 4 records the largest annual increases for small homes (studios +15%, two rooms +11%), but without monthly variations. Sector 6 ticked an annual growth of 15% for three -room apartments, a sign that demand for larger housing is kept high.
Cities where rents decreased compared to last year
According to the analysis, in Constanța there was a slight 3% decrease for studios, which reached 334 euros, while the two-room apartments remained at 500 euros, and those with three rooms increased by 8% from last year, to 700 euros.
Arad records a significant 13%decrease for three -room apartments, with an average of 419 euros, while two -room studios and apartments registered slight increases, 5%, respectively 3%, reaching 220 euros and 360 euros.
Sibiu is the city where studios and three -room apartments have registered decreases compared to the previous month. Compared to last year, the price of studios increased by 7%, reaching 320 euros, and two-room apartments increased by 5%, with a price of 400 euros. The three -room apartments had a similar price to last year, of 500 euros.
Cities where rents increased compared to last year
Oradea reports the highest annual growth for studios, 22%, reaching 280 euros, and three -room apartments climbed with 9%, up to 500 euros, while two -room apartments remained stable, to 400 euros.
Cluj-Napoca remains in the top, with the growing average rents: the studios climbed by 2%, up to 380 euros, the two-room apartments with 9%, to 599 euros, and those with three rooms with 8%, at 700 euros.
Craiova shows a constant advance of rents, with 3% increases for studios (300 euros), 7% for two rooms (428 euros) and 8% for three rooms (550 euros).
Iași registers moderate increases, 3% for studios (330 euros), 5% for two rooms (450 euros) and 5% for three rooms (550 euros).
Timișoara has slight increases compared to last year, with studios at 280 euros (+2%), two rooms for 410 euros (+2%) and three rooms for 490 euros (+4%), although May has brought punctual decreases compared to April, with -2%in the case of two and three rooms.
Brașov registers stability for studios and two -room apartments (350, respectively 500 euros), and three -room apartments increased by 8%, up to 650 euros.
