Where are the highest and lowest rents in Romania

The difference between the rents in Romania's big cities is very large, sometimes even reaching 70% above the lowest rental rate, the main reason being the level of wages, the quality of housing and the city's facilities. Basically, the rent reflects both the value of the home and the purchasing power of the local market.

Rents in major cities remain deeply differentiated, even in a context of moderate monthly adjustments. Interest in rentals has continued to grow, and price levels vary significantly from one city to another, as well as between sectors of the Capital.

In Bucharest and Cluj-Napoca, renting an apartment involves expenses equivalent to an average salary, while in Arad or Oradea, the same types of housing can be rented at half the price. The rental market in Romania, in March 2026, thus remains extremely fragmented, with important differences between cities and even between sectors in the Capital.

Bucharest: huge differences between sectors and housing types
Sector 1 remains detached as the most expensive sector in Bucharest, with an average price of 845 euros, even if compared to March 2025 a slight decrease (-2%) was recorded. In the next position is Sector 2, with an average price of 705 euros, and Sector 5, with 568 euros, both sectors maintaining close levels compared to last year. On the opposite side of the ranking is Sector 6, which remains the sector with the lowest average price in the Capital, with an average of 518 euros, followed by Sector 4, with 521 euros, and Sector 3, with 561 euros.
In Bucharest, depending on the type of home, studios had an average price of 400 euros, increasing by 4% from one year to the next. Two-room apartments rented for an average price of €602, at a similar level to March 2025, and three-room apartments had an average price of €903, up 3% on last year.
Sector 1 remains the most expensive, with average rents of €450 for studios, €1,250 for three-bedroom apartments and €680 for two-bedroom apartments – down 14% on March last year.
In Sector 2, average rents were €380 for studios, €680 for two rooms and €950 for three rooms. In the case of two-room apartments, rents were 10% higher than last year.
Sector 3 recorded levels of 399 euros for studios, 580 euros for two-room apartments and 700 euros for three-room apartments.
In Sector 4, average rents were €380 for studios, €510 for two rooms and €680 for three rooms – up 10% on last year.
In Sector 5, the averages were 380 euros for studios, 600 euros for two-room apartments and 650 euros for three-room apartments.
Sector 6 had average rents of 410 euros for studios, 540 euros for two rooms and 600 euros for three rooms in March.
The cities with the cheapest rents
In Arad, the place with the lowest rents among the analyzed cities, studios had an average price of 220 euros, two-room apartments 370 euros, up 6% compared to the previous year, and three-room apartments 450 euros, at a level similar to March 2025.

Oradea continues to be among the cities with the lowest rent prices. In March 2026, studios had an average price of 270 euros, down 4%, two-room apartments 400 euros (-2%), and three-room apartments 480 euros, 4% below the March 2025 level.
In Craiova, rents were 300 euros for studios, 430 euros for two rooms and 500 euros for three rooms. Compared to last year, studios increased by 3%, two-bedroom apartments remained stable and three-bedroom apartments decreased by 15%.
In Sibiu, rents recorded annual decreases in all segments. Studios were rented for 318 euros (-4%), two-room apartments for 400 euros (-2%), and three-room apartments for 500 euros, down 9% compared to last year. Month-on-month rental prices for studios rose by 4%, while for two- and three-room apartments they stagnated.
Timișoara stands out for the highest annual growth in the segment of two-room apartments, although it is still in the top of the main cities with cheap rents. In March 2026, studios were rented for 290 euros, at a level similar to March 2025, two-room apartments for 450 euros, up 7%, and three-room apartments for 500 euros, at a level similar to last year.
Cities with the most expensive rents
Cluj-Napoca remains, after Bucharest, the most expensive rental market among the analyzed cities. In March 2026, rents were €400 for studios, €599 for two-room apartments and €700 for three-room apartments. Compared to March 2025, studios increased by 3%, two-bedroom apartments by 2%, while three-bedroom apartments decreased by 7%.

In Brașov, the average rents were 360 euros for studios, 520 euros for two rooms and 650 euros for three rooms. Compared to March last year, studios increased by 2%, two-bedroom apartments remained at a similar level and three-bedroom apartments decreased by 6%.
Constanța registered a mixed evolution. Studios rented for €330, down 6% year-on-year, two-bedroom apartments had an average price of €500, similar to March 2025, and three-bedroom apartments reached €700, up 8%.
In Iasi, the rental market remained relatively stable. Studios rented for €350, two-bedroom apartments for €450, both at similar levels to last year, while three-bedroom apartments averaged €550, down 4%.
