Despite this, the difference between offer and transaction prices remained clear.

According to the report, the biggest differences were recorded in Warsaw, where transaction prices were on average 15 percent higher. lower than the offer, which meant a difference of approximately PLN 2.2 thousand. Two-room apartments in the spotlight
The structure of supply on the housing market in 2025 was relatively stable. The largest part of the available offers in the largest cities were apartments with an area of 40 to 60 square meters, which means that two-room apartments dominated. This type of apartments accounted for over 40 percent. the entire offer, and in Łódź their share reached as much as 48 percent.
In turn, apartments with an area of less than 40 square meters constituted the largest percentage in Łódź, where they accounted for 32%. supply. In Kraków and Warsaw their share was 28 and 27 percent, respectively, while in Wrocław it was only 21 percent. In the case of larger apartments, with an area of 60 to 80 square meters, their market share was on average several percent, with the highest values in Gdańsk and Wrocław, where it exceeded 20 percent.

Larger apartments are still on the margin
Apartments with an area of over 80 square meters constituted only a few percent of the total supply in 2025. In turn, premises with an area exceeding 100 square meters gained greater visibility in the statistics, increasing their share from 3 to 8 percent. SonarHome.pl experts emphasize, however, that this does not necessarily mean an increase in the popularity of such apartments. “Larger units are more likely to remain on sale longer, which makes them more visible in supply statistics. – explained Anton Bubiel.
The analysis of the housing market in 2025 shows that although offer prices remained relatively stable, the differences between them and transaction prices were significant. The market still offered room for negotiations, especially in the case of apartments in the largest Polish cities.
