Decreasing number of offers and growing competition

Developers currently offer a wide selection of new apartments, which puts pressure on the prices of premises on the secondary market. As a result, some owners decide to postpone the sale.
Decreases in offers in the largest cities
The reduction in the number of apartment sales offers is visible in almost all largest cities. In Warsaw, the number of available advertisements decreased by 1% in February, to 16.1 thousand. Similar changes were recorded in Kraków and Tricity, where the number of offers currently amounts to approximately 8.1 thousand. apartments. Greater declines occurred in Łódź (2 percent, to 4.9 thousand) and Poznań (3 percent, to 3.6 thousand). Even more visible differences occur on an annual basis. In all analyzed metropolises, the number of offers is clearly lower than last year. The largest decline was recorded in Wrocław – by 30 percent, as well as in Kraków (28 percent), Warsaw (24 percent) and Łódź (21 percent).
Price stabilization despite shrinking supply
Theoretically, the decreasing number of offers should lead to an increase in apartment prices. However, February's data show a more diversified picture of the market. IN Krakow, the average price per square meter of apartments on the secondary market decreased by 1%, to PLN 16.9 thousand. PLN, similarly to Katowice, where it currently amounts to PLN 11.7 thousand. zloty. In Warsaw, prices remained stable at PLN 18,000.
