End of the year on the rental market: fewer offers, but lower rents in most cities

The rental market fell into a typical winter half-sleep at the end of the year. In November, the offer of apartments for rent in the largest cities shrank, but at the same time in most of them rent rates are lower than a year ago. Experts from the GetHome.pl portal advise tenants to look for an inexpensive apartment now, because they can count on concessions from landlords.

– Many owners prefer to adjust their rent expectations rather than risk the property being vacant for several months. This seasonal mechanism repeats itself every year, but this season an additional factor is weaker demand – explains Marek Wielgo, GetHome.pl expert.

As he notes, The rental market has already experienced its busiest period at the beginning of the academic year. Until February, the demand will gradually decrease, as will the supply and, as a result, the offer of available apartments. Data from the property search engine Adradar show that the offer has shrunk in November:

  • by 11% in Łódź (approx. 2.5 thousand premises),
  • by 7% in Gdańsk (approx. 3.9 thousand),
  • by 6% in Poznań (approx. 2.9 thousand),
  • by 4% in Wrocław (approx. 5.1 thousand),
  • by 3% in Kraków (approx. 6.2 thousand),
  • by 1% in Warsaw (approx. 14.6 thousand).

The offer of apartments has not changed only in Katowice (approx. 2.1 thousand).

So we have a clear seasonal reduction in supply month to month, but year to year in five out of seven metropolises – Warsaw, Kraków, Wrocław, Poznań and Katowice – more apartments are offered than a year ago. On the other hand, in the period from October to February the number of people looking for such accommodation decreases. Throughout the country, the number of withdrawn advertisements (implicitly – rented) dropped by as much as 25% in November.

As Marek Wielgo emphasizes, on an annual basis, the number of contracts concluded in November was 9% lower. In addition, the shrinking demand is accompanied by rising housing costs. Therefore, many owners who have not yet managed to find a buyer will probably lower their financial expectations so that the apartment does not remain empty.

The downward pressure on rents is especially visible in Warsaw. According to data from the GetHome.pl portal, the median rent, which is more similar to the “typical” rent rate than the average, dropped in November in the capital by as much as 5% (to approximately PLN 4.2 thousand). A 4% reduction also took place in Poznań (up to approximately PLN 2.5 thousand). The median rent did not change in Kraków (approx. PLN 3,000), Gdańsk (approx. PLN 3,000), and Wrocław (approx. PLN 2.8 thousand). However, in Łódź we recorded an increase of up to 5% (up to PLN 2.1 thousand), and the median rent increased by 2% in Katowice (up to approximately PLN 2.2 thousand).

In Warsaw and Poznań, cheaper apartments could appear on the rental market. Alternatively, some landlords have reduced rents. However, in Łódź and Katowice, the most likely reason for the increase in the median was renting the cheapest premises.
