Transaction prices of apartments – Q3 2025. New Report

The growing demand for apartments, especially among buyers based on credit, has resulted in a more visible increase in apartment prices – according to data from Bankier.pl made available by Cenatorium. Due to the stabilization of rates observed in the previous quarters and the occasional declines, on an annual basis we are talking about increases that usually do not exceed 6%.

As every quarter, together with Cenatorium and “Puls Biznesu”, the Bankier.pl editorial team presents real estate transaction prices (i.e. those for which apartments are actually sold) in selected large Polish cities. We analyze local markets in Warsaw, Wrocław, Gdańsk, Kraków, Poznań, Łódź, Olsztyn and Lublin.

The strongest increases in average transaction prices on a quarterly basis were recorded in the case of studio apartments. For the smallest apartments with an area of ​​up to 35 sq m. paid on average from 2.6 percent. (Kraków) to 6.3 percent (Lublin) more than three months earlier.

In Warsaw, notarial deeds were entered on average by 3.4%. more than in the second quarter of 2025. Nominally, studio apartments “increased in price” in notarial deeds by an average of approx. PLN 550/sq m. The average transaction price was significantly close to PLN 17,000/sq m for the first time.

A historic event has taken place in Łódź, where for the first time the smallest square footage paid on average above PLN 10,000/sq m.which resulted from an increase of 3.7%. k/k. Just under the barrier of PLN 14,000/sq m. the average transaction price quoted in Gdańsk was found.

Clear increases from less than 2 to nearly 6 percent. also occurred in the case of apartments with an area of ​​35 to 60 sq m. The average amount paid for the most popular square footage in the capital increased the most, approaching PLN 15,000/sq m.

The price increases also affected larger apartments. Both for premises with an area of ​​60 to 80 sq m. and those larger than 80 meters, paid on average from 2 to 6 percent. more than three months earlier.

The demand for mortgages is up significantly

Price increases include: the result of increased demand for apartments compared to the previous quarters. The growing interest in shopping is especially visible among customers using housing loans. According to the Credit Information Bureau, in Q3 2025, 66,000 were granted in Poland. loans – by 16.2 percent more than in Q2 2025 and by 38.7 percent more than in the same period last year.

Price reductions overeaten

Interestingly, in some cases, due to price reductions observed in previous quarters, quarterly increases were less impressive than annual ones. On an annual basis, the most popular apartments with an area of ​​up to 60 sq m. they cost on average, from less than 2 to 6.5 percent. more than in the same period in 2024.

In this case, the rates recorded in Łódź and Gdańsk are still the most stable, especially in the case of apartments with an area of ​​35 to 60 sq m, for which prices were 2.2 and 1.7 percent, respectively. more than in Q3 2024

The inflation target also included the rates quoted on the market of the largest premises, over 80 square meters. In none of the five largest Polish cities did the annual growth exceed 3%.

One third more expensive in three years

As usual, let's take a look at the prices on a two-year basis, i.e. taking into account the impact on the “Safe 2% loan” rates. While the prices of the largest apartments “only” increased by 9-17% during this time, studio apartments were priced at 20-28%. more than in Q3 2023

However, apartments have become more expensive since the subsidy program was announced. On a three-year basis, i.e. taking into account the situation before the introduction of the “Safe 2% loan”, the price increase ranged from 24 to 43%. Also in this case, the average transaction prices of studio apartments increased the most – from 30 to the above-mentioned 43 percent.
