11-meter apartment for PLN 380,000. PLN in Warsaw – “absurdity or a sign of the times?”

An apartment in the center of Warsaw measuring less than 11 square meters and having “everything needed for life” aroused extreme emotions in one of the videos on the TikTok platform. The emotions might have been lower if it weren't for the price of the premises. So let's check how the mentioned offer compares to the Warsaw real estate market and whether we are talking about an apartment at all.


The premises consist of a small mezzanine with a “large, 140-centimeter” bed, which must be climbed by a ladder. Downstairs, according to the tour guide, there is “everything you need for life”, i.e. a small kitchenette, “a tiny table and two chairs”. The whole is complemented by a room with a place for a washing machine advertised as “a'la wardrobe” and a small bathroom.
Most of the commenters left no comment on the apartment and its price:
- OK for a student – better than a dorm, but for a normal life it's a failure.
- You can easily divide it into 4 more rooms and raise the price, the customer will bear it.
- This is what inflation looks like in practice.
- The dog's kennel must be larger than the apartment
- I would rather buy a camper.
Some commentators suggested that the described premises do not meet the condition set by the regulation of the Ministry of Infrastructure to be called an apartment, i.e. they are less than 25 square meters. It should be noted, however, that the mentioned provision applies only to the primary market, i.e. apartments put into use and those built after the entry into force of the regulation, i.e. after January 1, 2018.

So let's check whether and how much the proposed rates differ from the Warsaw average. Let's start with the lease. According to Otodom Analytics data, in July 2025, renters of the smallest apartments expected on average PLN 3,000/month. The rates recorded in the capital over the last year are among the most stable in Poland. On a yearly basis, the valuation of studio apartments for rent increased by 1.5%.
However, an important fact must be noted. The mentioned rate applies to the “smallest” apartments, but those whose area does not exceed 40 square meters.
The rate proposed by the owner of the said 11-square-meter premises is more similar to the amounts that must be paid for rooms in private dormitories. As we wrote recently, in the capital the rates range from PLN 2,300 to PLN 3,400. Lower amounts are expected for 8- or 9-meter rooms, which are slightly smaller than the described apartment.
How does 380,000 compare? PLN for an 11-meter apartment, i.e. approx. PLN 34.5 thousand. PLN/sq m against the background of average rates quoted in the capital? According to Bankier.pl data provided by Cenatorium, in Q2 2025, the average price for the smallest apartments, in this case those with an area of no more than 35 sq m, was just under PLN 16,400. PLN/sq m The rate offered by the owner of the apartment in question is therefore more than twice as high.
Absurd prices in Warsaw? Nothing new
