Housing has increased with 19% in the last year. Buyers are expecting new price increases

The homes have increased by 19% in the last year, according to the latest market study conducted in the big cities of Romania, which indicates a new trend of price increase in the next period.

Housing prices continue to rise in big cities in the country, but also at national level. The number of Romanians who are still waiting for a price collapse has dropped dramatically in 2025. Currently, most buyers (65%) anticipate new buildings in real estate, shows the results of a study by Imobiliare.ro and the research company Unlock Market Research.

We notice that two out of three buyers expect the prices of apartments to rise next year, a considerable percentage than in previous market measurements. We believe that this perception is rather realistic and is based on inflation that cannot bypass the real estate area, the increase of construction costs, the emergence of new projects with higher standards, lower offer on new ”said Daniel Crainic, marketing director of Imobiliare.ro.

Increases by up to 19% in the last year in the big cities

According to the Index Imobiliare.ro, the average price requested for the apartments put up for sale in Romania reached the end of September at the value of 1,909 euros/sqm useful, after a 15% advance registered in the last year.

Buyers pay the highest prices in Cluj-Napoca, Brașov and Bucharest. The apartments of Cluj have come to sell almost 9% more expensive than the beginning of the past. In Brașov, the average registered at the residential market is 2,223 euros/sqm useful, and in Bucharest of 2,129 euros/sqm useful. Thus, increases at an annual rate by 12%, respectively by 18%, could be observed.

The owners and developers put up for sale apartments with higher prices compared to September 2024 and in Timisoara, Iași and Constanța. We discuss costs with 11% -13% higher per square meter.

Increases could also be observed in the secondary residential markets in Romania. In Sibiu, for example, the average price requested for the apartments for sale increased from 1,727 euros/sqm useful at the beginning of autumn to 1,908 euros/sqm currently. In Oradea the average price advanced, within the same time, from 1,625 euros/sqm useful to 1,825 euros/sqm useful, according to the real estate index.ro.

Spectacular developments could be observed, at the last year in Ploiești and Craiova, where the average price requested for the apartments for sale increased by almost 17%, respectively by about 19%.

Buyers anticipate new increases

About 65% of buyers expect housing prices to increase in the next year, according to a study by Imobiliare.ro and the research company Unlock Market Research. At the end of last year, less than half of the buyers anticipated increases on the real estate market.

Of those who believe the prices will continue to follow an upward trend in the next period, half expect to see increases between 5% and 10%, while another 33% believe that increases can exceed 10%.

The number of Romanians who still believe that prices could be significantly reduced in real estate has decreased strongly from the one recorded following similar research by immobiliare.ro at the end of 2024. If then 33% of respondents anticipated cheaps, now only 17% believe that homes could become more accessible.

Moreover, if 71% of the respondents were of the opinion that the prices of the houses would fall by more than 10% in the following months, now only 34% have such expectations.

The study of Imobiliare.ro and the Unlock Market Research was carried out during August on a sample of 800 people over the age of 18, who bought in the last year or showed their intention to make a real estate acquisition or to rent a dwelling in the next six months in Bucharest, Cluj-Napoca, Constanța, Tămă.
