The number of premises sold in August in the 10 largest markets in Poland fell by 14.3 percent. A month to a month – according to the report of the Tabelaofert.pl platform published on Monday. The average price of a square meter remained unchanged.


As the authors of the report pointed out, August on the housing market was marked by price stabilization, but above all a clear decrease in sales.
In the 10 largest cities, 14.3 percent were sold. fewer apartments than in July. In turn, the average price of a square meter symbolically increased by 0.06 percent, which means full stabilization. Price lists of developers in 90.9 percent cases remained unchanged, reductions occurred in 4.1 percent, and increases in 5.0 percent. In the opinion of experts, the market is waiting for further reduction of interest rates and the entry into force of the Act on price openness.
“The housing market was at the balance point – a bit like a swing that has stopped in half. Developers have no reason today to cut prices, but they also do not see the space to lift them. Customers know that they can wait, compare offers and negotiate discounts. In such a situation, apartments are really cheaper – not in price lists, but thanks to the increase in the purchasing power of buyers who earn more than a few months ago” – emphasized Robert Chojnacki from the Tabelaofert.pl portal.
In August, prices in the Tri -City went up the most up in a monthly basis – the average increased by 1.2 percent, but – as experts noted – it was the result of the appearance of new, more expensive investments, and the developers practically did not update their price lists. Small increases in average prices were also recorded in Poznań – 1.0 percent. and Bydgoszcz – 0.7 percent In Lublin, the average price dropped by 3.6 percent, which in turn does not result from the discount of already offered apartments, but due to the introduction of cheaper premises for sale.
As noted in the report, in comparison year -on -year, apartments are still clearly more expensive – on average by 4.4 percent. Mostly increased in the Tri -City – by 12.3 percent and Bydgoszcz – 12.2 percent, increases can also be seen in Wrocław – 6.2 percent and the Silesian agglomeration – 5.0 percent
The only large city in which prices year -on -year fell (by 3.4 percent) is Łódź, where significant supply clearly reduced price pressure.
“Łódź is a market where buyers dictate the conditions, and developers must compete with price and discounts. However, in other cities you can see a different trend – new projects entering sale are more expensive, because construction costs are growing. This is the result of changes in the regulations: new technical conditions require, among others, greater distances between buildings, better technical partitions or additional fun squares.
