New American dream. Buying and renting holiday homes in Italy

Every time Laurie Deriu visited his father -in -law in Sardinia, she left enchanted by the beauty of this Italian island and her calm atmosphere.

“It's a completely different quality of life,” said 60-year-old Deriu in an interview with Business Insider. – There is no hustle and bustle that dominates, especially in the northeast of the States.

“It is rented quickly”

Although she dreamed of moving to Sardinia with her husband, she was not ready to completely leave West Connecticut. As a regional director of a company providing health services, she often travels around the states. In addition, her children and grandchildren live in the USA. Still, she often thought how nice it would be to live there. So when her husband asked her if she considered a flat in Italy for a part of the year, she immediately took action to realize it.

The Deriu sold their property for rent in North Carolina to buy a house in Italy that they could rent for a part of the year, and use it for the rest. In July 2024, they finalized the purchase of a three -room apartment in Alghero in Sardinia for 405 thousand. euro, i.e. over PLN 1.7 million.

The business so far is going great. “It is rented very quickly,” said the American, estimating that 70 percent. The available dates come in less than 5 days.

Now Laurie and her husband realize their Italian dream – at least for part of the year – and still earn on it.

Real estate management outside the place of permanent residence quickly becomes a challenge As part of this new American sleep, but some Americans, like Deriu, are convinced that it is easier to fulfill it in Italy – with an additional bonus in the form of accommodation provided for holidays.

Americans are counting on passive income

Laurie Deriu tries to share his time between Connecticut and Alghero, staying in Italy from November to May, while the guests use the summer season.

She hired Italian Real Estate Lawyers, which helps Americans with Italian citizenship and provides real estate services to facilitate the purchase. A lawyer Marco Permunian from this company said in an interview with Business Insider that He observes an increase in interest from Americans.

-Over the past 12 years we have seen a constant growth, with several jumps associated with political and social events-he said, pointing to a 15 % growth of US clients in 2024 compared to 2023.

Although he does not ask clients why they choose Italy, he emphasizes that Real estate prices must play a big role here.

– We have clients, e.g. from California, New York or Pennsylvania. There, buying a house costs several hundred thousand dollars – explains Permunian. – In Italy, especially in the central and southern part, prices are a fraction of this amount. This helps Americans make a purchase decision.

Some Italian towns offer houses for only 1 euros – although they most often require a thorough renovation. Small towns like Ollolai in Sardinia are aiming at Americans as new buyers.

Investments with pleasure in the background

Melina Manasse and her husband bought a one -room house in Lecce, a historic city in the south of Italy, in October 2024 they paid 278,000 for the property. hole. (approx. PLN 1 million). Because this one was already renovated, she could put it for rent in March 2025. Reservations had already started – expects revenues exceeding 3,000 hole. monthly.

For Melina Manasse, the purchase was part of a larger plan – investing in a way that combines profit with pleasure. He already has real estate in Antigui and England and dreams of traveling between them without having to pay for accommodation.

It was a strategic decision: investment in Antigua popular winter, Lecce – popular in summer and long -term rental in England only 30 minutes by train from London – he explains.

-We will spend two or three months in one location, jump to another, and so on-he says. – In this way you live “on zero” because the real estate pays off.

You can buy the whole house in Italy for an advance in the USA

Kelly Beigle and Boris Krstevski started their adventure with foreign real estate at the end of 2024, buying A flat with an area of 125 sq m for 78 thousand euro (approx. PLN 333 thousand) in the province of Brescia, about an hour from Milan.

They are undergoing renovation, which includes construction of the entire kitchen and They expect to spend an additional 25,000 euro (over PLN 100,000). Beigle and Krstevski, living in Washington, claim that the total cost of the investment – about 103 thousand. euro (approx. PLN 440,000) – it would barely cover their own contribution in their hometown (according to Redfin.com, the median prices of an apartment in Washington amounted to $ 480,000 in May 2025, i.e. nearly PLN 1.8 million).

– We could buy an apartment in the US capital for 500,000 dollars, give 200,000 Advances and pay 4,000 for 30 years. monthly – said Beigle. – The investment in Italy just made sense.

They paid in cash, so they don't have a mortgage. Although the property is not ready yet, they have already estimated potential profits: In their area, at Lake Iseo, the average rate is 100 euros per night, and they count at 50 percent. coverage per year.

They planned to buy an apartment in DC earlier, but Beigle could not accept the prices. Italy offered an exciting alternative.

My advice? Think unconventional – says. – Traditional money postpone, advance payment, a loan for 30 years and life in a rat race is, in my opinion, the past.

Although the purchase and renovation of real estate abroad are not easy, Beigle claims that it was a good decision. “I couldn't be happier,” she said. – And I feel great motivation to spread this idea.
