Romanians, interested in cheap homes. The top of the most popular neighborhoods in the big cities

The Romanians who have prospered the market since the beginning of 2025 to make a real estate acquisition have oriented to some of the cheapest neighborhoods in the big cities.

Despite the fact that these areas still offer more accessible housing alternatives, prices have in most cases significantly compared to the first part of last year.
“Even if we are in a period of caution determined by the announcement of a new set of fiscal measures, we must emphasize an essential asset: the purchasing power on the residential market and the accessibility of housing remain high in Romania. We continue to see constant interest. Contrary to expectations, an important percentage of buyers have financial resources for purchase, and the appetite for lending – although more carefully analyzed – has increased“, Said Daniel Crainic, marketing director of Imobiliare.ro.
The Road of Taberei and Berceni, the most desirable neighborhoods in the capital
The most sought after neighborhood in the Capital, but also in Romania, was from the beginning of this year the Road of the Camp in Sector 6. Almost 3,000 new and old apartments were put up for sale here with an average price of 1,722 euros/sqm useful. Although housing stays quite accessible compared to those available in other areas of the city, prices have increased substantially compared to last year, more precisely by 20%.
The Berceni neighborhood ranks second in the most popular in Bucharest. Buyers who focused their searches in this area enjoyed even lower prices than those requested in the Camp Road, but also the largest offer of apartments in the Capital. About 6,100 homes were put up for sale, in the first five months of this year, in the district of Sector 4. The average price requested by owners and developers increased here, according to real estate.ro, by 10% if we refer to the January-May 2024 range.
The cheapest apartments in the city can be found, however, in the Ferentari neighborhood in Sector 5. In this case, the average revolves around 1,050 euros/sqm useful and even decreased by almost 10% in a year. Despite the affordable prices, the demand is maintained at a rather low level in this area.
Cheap and yet expensive in Cluj-Napoca
The most sought after neighborhood of Cluj was in the first part of this year Mănăștur. Even if it is maintained among the most accessible in the city, it far exceeds the average price registered in other cheap areas that strongly attract buyers in the other great regional centers analyzed by Imobiliare.ro.
Almost 2,400 new and old apartments were put up for sale in Mănăștur, the average price requested to those interested in making a real estate acquisition being 2,672 euros/sqm useful. Moreover, the apartments have become 15% more expensive than in the first five months of last year. The advantage offered by this neighborhood is given by the number of houses available on the market, the largest in the whole city.
The apartments in blocks in the Someșeni area can be considered the cheapest in Cluj-Napoca. The average price requested by buyers has stagnated in the last year and is 2,142 euros/sqm useful. And in this case, Clujul far exceeds the other big cities in the country.
Brasov, less interested in the price in the choice of home
If in the other great urban centers the most potential buyers have directed their searches to some of the most accessible neighborhoods, in the case of Brasov the most popular neighborhood is positioned in the upper half of the ranking. Here the offer is extremely extended and includes mostly apartments built in recent years. This is the Tractorul neighborhood where 1,500 apartments were available in the first five months. The average price requested for them was 2,208 euros/sqm useful, 13% above the level registered in the first five months of 2024, the Data Imobiliare.ro shows.
Astra occupies the second place in the top of the most desired Brasov neighborhoods. Here we meet the second largest offer of apartments for sale in the city and slightly lower prices than in the Tractorul area, but far above the level of those practiced in the cheap neighborhoods. In addition, here the owners and developers have increased the houses strongly in the last year. We discuss an advance with 20%, up to an average of 2,000 euros/sqm useful.
Buyers who want to pay the lowest prices for their future homes should start their searches in the Stupini area. The average price registered at the level of this neighborhood decreased by 5% compared to the one practiced between January and May 2024 and is maintained around 1,559 euros/sqm useful.
The rich offer attracts the Timisoara but the price matters
Calea Șagului was the most popular area in Timisoara among potential buyers in the first part of 2025, against the background of low prices correlated with an extended offer. About 640 apartments were put up for sale here in the first five months, the average price requested for them being 1,538 euros/sqm useful. The advance registered at the price level, of only 7%, was much lower than in one year in the other neighborhoods in the big cities of the country that attracted a considerable number of potential buyers.
The Braytim and Girocului neighborhoods complete the top of the most sought after areas among the buyers of Timisoara, both of which have relatively low prices and a rich offer.
Instead, the cheapest apartments can be found in the Steaua neighborhood. Those interested in making a real estate acquisition must get out of pocket an average amount of 1,422 euros/sqm useful. Even if the most accessible area of the city remains and in this case it has been possible to see an increase of almost 10% of prices in a year.
12% higher prices in the most sought after neighborhood in Constanța
Most potential buyers who wanted an apartment in Constanța turned their attention, in the first five months of this year, to the Tomis Nord neighborhood. They had a choice of about 800 homes for sale with an average price of 1,816 euros/sqm useful, up 12% compared to the one practiced one year ago.
The second place in the top of the most sought after areas of the city on the Black Sea was occupied by Ring II, and the third was occupied by the CET area. The latter was also the cheapest among the most sought after areas by buyers, with an average price of 1,524 euros/sqm useful. Even though one of the most accessible in Constanța is maintained, the advance recorded here at the price level was quite consistent, more precisely with 14% compared to the January-May 2024 range.
The cheapest apartments were removed, however, on the market in the Gate 6. The average price requested to the buyers was less than 1,500 euros/sqm useful, despite the advance with almost 20% observed within the same time.
The most sought after neighborhood in Iasi, among the cheapest in the city
The Tătărași district attracted the highest request in the first part of this year, according to real estate.ro data. About 1,100 new and old apartments were available to those interested in making a real estate acquisition, and the average price requested for them was 1,682 euros/sqm useful.
The buyers also went to the Nicolina area, where 770 apartments were put up for sale with an average price of 1,678 euros/sqm useful, 15% higher than that requested by owners and developers in the first five months of last year.
However, the cheapest apartments in Iași could be found, however, in the Frumoasa neighborhood. The average price requested for the homes here was 1,506 euros/sqm useful. Even if the area is constantly at the bottom of the ranking in terms of prices, a slight increase, by 6%, could still be observed over the last year.
