Unlike previous years, this year's May brought pre -holiday stabilization of lease prices – according to data from Otodom Analytics. The exception was Gdańsk, where clear increases were traditionally recorded before the holidays.

In May, it was the most stable in the ads for the rental of studios with an area of ​​up to 40 sq m. In a monthly basis, the average valuation of apartments with this area located in Lublin (-1.1 percent m/m) went down above all. In Warsaw, Kraków, Wrocław and Poznań, the reductions did not exceed 0.5 percent. m/m.

Traditionally, as before the start of the holiday, the situation in Gdańsk presented itself completely differently in May. A valuation of pieces and the most popular apartments with an area of ​​40 to 59 sq m. It increased by about 3 percent m/m.

By more than 1 percent The average offer prices in Szczecin have also increased in a monthly basis. In the case of apartments with an area of ​​at least 60 sq m. With the same situation, we had in the neighboring Gdynia, where the valuation increased by 4.7 percent.

The declines listed in the previous months, however, meant that compared to May 2024 in Gdańsk, the increase in rates was 3.3 and 4.4 percent, respectively.

Traditionally, however, let us recall how much the average valuation of apartments intended for rent increased compared to the time before the outbreak of the war in Ukraine and the influx of refugees to Poland.

Compared to May 2021, when the Polish lease market was in a state of similar stabilization, the average offer prices went up from about 30 percent. In the case of Łódź up to about 70 percent in Krakow. Nominally average rectins dictated for studio apartments increased by up to PLN 1,000/MC (Warsaw and Krakow). For large, over 60-meter apartments, the landlords currently expect on average even PLN 2,000/month more than four years ago.
