Polish apartments sought after. Who does housing shopping with us?

Interest in real estate in Poland among foreigners is systematically growing – in some investments, the share of clients from outside Poland is already over 30%. The largest group are citizens of Ukraine and Belarus, but among clients there are also people from the European Union, Asia and the Middle East countries. Over the past 12 months, foreigners have constituted a total of 36% of housing buyers in Novis Development investments. The most numerous group are Ukrainian citizens (20%), then Belarus (10%) and representatives of other nationalities (6%), mainly from Asian countries and Central and Eastern Europe.
We see a clear upward trend in terms of interest in apartments from outside Poland, especially among people who plan to settle long -term settlement – with family, work and education of children in Poland. For many of them, the purchase of real estate is not only a life decision, but also an investment decision – especially since the Polish housing market is perceived as stable and perspective.
The presence of foreign clients also affects our strategy – we observe, among others greater interest in places with a larger area and a segment of single -family houses, which ensure space and privacy, especially valued by families with children. From the developer's point of view, this change in customer structure is an important signal to adapt the product and communication offer, including providing service in foreign languages or formal flexibility.
In our opinion, the participation of foreigners in the market will persist at a stable level or even grow, especially in agglomerations with good infrastructure and a developed labor market.
Ukrainians, Belarusians and Russians buy “wholesale” apartments in Poland. “Because they can”
Countries neighboring Russia and Belarus, for the sake of their own security, limit or even prohibit the sale of real estate for citizens of these countries. In projects implemented by Ronson Development, a clear increase in interest from foreign buyers is noticeable. In particular, this applies to Warsaw investments, such as Central Ursus, my city or green, where the participation of clients from outside Poland in the total number of transactions contained in the last three years is from 10.5 to 19.2%.
When analyzing individual investments, attention should be paid to my city, where in 2023 foreigners constituted 10.3% of buyers, and in 2025 their share increased to 30%. A similar trend occurs in the Central Ursus investment, where this share increased from 9% in 2023 to 26% in 2024, remaining at the level of 23% in 2025. In the investment green, available for sale from 2024, we recorded an increase in the share of foreign buyers from 9% in 2024 to 15% in 2025.
Outside Warsaw, we observe the greatest interest of our foreign customers in Wrocław, where in 2023 for 101 transactions – 23 were finalized by foreigners, and currently on 7 apartments purchased in 2025, 5 were bought by people with citizenship other than Polish citizens. Citizens of Ukraine and Belarus dominate among buyers from abroad, which coincides with current migration trends and the demand for stable, well -connected apartments in large Polish cities. Single clients from Vietnam, Turkey and Israel also appear.

Currently, foreigners constitute less than 20% of our clients. Ukrainian citizens dominate among them. Citizens of European Union countries are another group. In the group of foreign buyers, a significant share of mixed marriages is noticeable – they are usually couples in which the main or only buyer is a Polish woman.
Foreigners most often choose family premises-3 and 4-room, with a view to permanent residence or long-term stay in Poland. They perceive them not only as real estate, located in attractive locations, but also as a safe and comfortable place to live for themselves and their loved ones.

The Central Statistical Office recently provided data on the number of foreigners performing work in Poland at the end of November 2024. This was less than 1 million 64.5 thousand. people. According to GUS, the most numerous group of foreigners on the labor market in Poland were Ukrainian citizens – 717.8 thous. people. This report also indicates that the largest number of foreigners is attracted by the Warsaw region. As many as 19.6 percent, people from abroad live there, which indicates a high demand for employees in the Warsaw agglomeration and nearby poviats.
We see the reflection of these statistics in relation to our housing investments. In Wrocław, the participation of foreigners among buyers is marginal and is limited to individual cases. However, a completely different situation occurs in Michałowice near Warsaw, where we implement intimate housing estates. There, as many as 20% of our clients are foreigners, most often professionally associated with Warsaw or its surroundings. We notice that the advantage of this location is the proximity of the capital while maintaining a sense of space and privacy.
This type of offer is particularly popular among foreigners looking for a home in a quiet, green environment with access to kindergartens, schools and developed municipal infrastructure. This trend has been on a similar level for years, because according to reports, large cities in Poland offer more jobs.

Among the buyers of real estate from the Archicom portfolio, Poles dominate, and foreigners are responsible for about 10% of all transactions. The most numerous group of foreign clients are Ukrainian citizens, and apart from them, we also note interest from Israeli citizens. Increasingly, apartments from our offer are also chosen by couples from various countries, especially from the south of Europe.

Among our clients, the percentage of foreigners is about 6%. This group is dominated by Ukrainian citizens who make up about half of all foreign buyers. Belarusians are in second place, whose share is about 25%. The remaining part are representatives of other nationalities.
The interest of foreigners in apartments in Poland is growing, which results from an increasing number of foreigners settling in our country. Over the past decade, the number of foreigners legally working in Poland has increased more than ten times. Last year they bought over 17.3 thousand. premises compared to just over 14 thousand. a year earlier.
Our observation shows that most purchases are carried out for housing purposes, although there are also transactions for investment purposes, which results, among others Due to the fact that Poland still offers more affordable real estate prices compared to Western Europe, and the demand for premises lasts at a high level.

The activity of foreign buyers on the Polish housing market is at a high level and is still growing, which can be seen especially in large cities such as Warsaw, Kraków, Wrocław and Gdańsk. This trend is powered by several factors: the growing attractiveness of Poland as a place to live and work, economic stability compared to some neighboring countries, as well as relatively lower real estate prices compared to Western Europe. Geopolitical issues – e.g. migrations caused by armed conflicts such as war in Ukraine, or more and more interest in Poland as a transit or target country for people from the Middle East and Africa.
In the case of our investments, the share of foreign clients remains small – it is below 5%. This means that Polish citizens are still a dominant group of customers, although the presence of buyers from abroad is already a noticeable element of the shopping structure. Ukrainian citizens appear among foreign clients, which is not surprising, taking into account both geographical closeness and strong social and economic ties between Ukraine and Poland. In recent years, we also had the pleasure to cooperate, among others with citizens of Turkey, Belarus, France, Brazil and South Africa.
