According to the report compared to March, prices increased from PLN 13,984 per sq m. up to PLN 14,080 in April (by 0.7 percent). It was noted that although it was a small monthly growth, it was the largest since the beginning of 2025, “which may indicate a growing cost pressure on the supply side”. From the beginning of the year, the rates went up by 1.6 percent. In April 2024, the average price per sq m. amounted to PLN 13,011.

“Increases in housing prices slowed down a few months ago. It was the result of the introduction of a large offer of new apartments – developers, despite the decrease in sales, continued to build new investments,” the main analyst of Tabelofert Ewa Palus pointed out.

In April this year. The scale of price corrections has clearly decreased. The number of apartments whose prices have been reduced in the price lists of developers fell compared to March by 18.4 percent.

“This is a noticeable change, especially since in previous months the pace of discounts was definitely higher. Although the pressure on maintaining promotions and discounts still exists, developers less often decided to officially corrections of price lists” – noted Ewa Palus.

Prices up, Down sales

Despite this, the data for April shows sales drops by 19 percent. compared to March.

According to the report in the list of month to month, the largest increase in average price was recorded in Bydgoszcz, where the rates went up to PLN 11,321 per sq m. (3 percent). Prices also increased in Lublin – up to PLN 12 304 per sq m. (2 percent) and in Szczecin – up to PLN 13,218 per sq m. (2 percent). Krakow was the only one of the larger markets, where in April the average price dropped to PLN 16 202 per sq m. (1 percent).

“This decrease is the effect of starting new investments in less popular locations, which reduced the average value for the whole city” – explained.

Looking at the year -on -year, the largest increase was recorded in the Silesian agglomeration, where the average price increased by nearly 20 %, reaching PLN 11,516 per sq m. In the Tri -City prices increased by over 10 %, to PLN 15,468, and in Bydgoszcz by 14.1 percent. – up to PLN 11,321.

The rates grew slowly in Poznań (2.7 percent) and in Warsaw (4.5 percent). Łódź was the only one of the main markets, where the average price of year -on -year fell by about 2 percent. – up to PLN 11,267 per sq m.

“This is the effect of high supply and persistent competitive pressure,” it was explained.

Experts pointed out that the campaign related to presidential elections does not bring much to the discussion about housing policy.

“The subject of the availability of apartments or the development of social construction is rare – and if so, in a fragmentary and general way. Not every candidate included in his program points on housing, which only confirms that this sector remains in the shadow of the most important, from the point of view of campaigns, topics” – added, indicating that one of the few housing topics that breaks in the campaign is tax Catastral.

At the end of April, the Sejm adopted a law obliging developers to run websites, on which housing prices are to be given from the beginning of sales to its completion. The developer will also have to inform about all price changes and additional purchase costs. In the event of failure to comply with the obligation, the developer may be checked by UOKiK and be fined. The author of these solutions was the Polish 2050-TD club. Before the law goes to the president, he must go through the Senate. If he enters into force in its current shape, developers will have two months to adapt to new requirements.

“From measuring the temperature to anyone, the fever has fallen. Prices will be public, which will facilitate the orientation of the buyer, but it should not be expected that the transparency itself will translate into reductions. The market is still shaped by economic factors: financing costs, availability of loans and the structure of supply” – commented the founder of the TabeloFert.pl portal Robert Chojnacki. (PAP)
