The second quarter of 2025 brought increases in average transaction prices on the largest primary markets in Poland – according to the data of the National Bank of Poland. The capital of Lower Silesia joined Warsaw and Krakow, where this level was exceeded in the first half of 2024. All due to the increase in the average transaction price in a quarterly approach by 5.4 percent.

In the two most expensive cities, we were dealing with increases, respectively 0.8 percent (Warsaw) and 0.1 percent (Cracow). Capital of the province Lesser Poland – according to the NBP data – was in terms of rates the most stable of the largest primary markets in Poland.

In annual terms, average transaction prices recorded in Q2 2025 were higher than 0.3 percent. in Poznań to over 10 percent in Gdynia (mainly due to a 5 % increase in the first quarter of 2025) and Wrocław.

In turn, the fact that prices began to rise after the announcement of the launch of “Safe loan 2 %” It is evidenced by a change in rates in three years. Compared to Q2 2022, the average amounts paid for new apartments in the largest Polish cities are from 23 percent. (Gdańsk) to over 40 percent (Kraków and Wrocław) Higher.
