The project is created in a place where urban life was teeming in the past – there was dense quarter and market square between Towarowa, Prosta and Miedziana streets. The buildings destroyed during the war were replaced by the largest printing in Poland, whose halls for decades occupied nearly 6.5-hectare area. Now this place undergoes a city -forming metamorphosis thanks to the cooperation of three experienced companies: AFI, Echo Investment and Archicom, which involved the JEMS Architekci studio in the project.
The concept of the super -inflammatory, popularized in Barcelona, is a strategy for the transformation of districts aimed at improving the comfort of life in the city. Sebastian Kieć, CEO AFI Poland, emphasizes that Towarowa22 is to become “a dream of a sustainable district of the future.” The project involves limiting traffic within the quarter for calmer local roads, which promotes the integration of residents and builds neighborly ties.
The main compositional axis will be the new Wronia street, designed as a model avenue. Its surface will be covered with a red clinker from recovered historical bricks, and a row of trees will be planted between the roads. Rafał Mazurczak, COO Echo Investment, describes this as “an ideal place for life and for walks: metropolitan, but at the same time diverse and green.”
Nature in the city center
Particular emphasis was placed on greening space in one of the most urbanized parts of the Wola district. Dawid Wrona, COO Archicom, draws attention to the soothing properties of nature, especially important in the context of cities adaptation to climate change. All green areas in the Super Capture will take up a total of 2 ha, which will contribute to the improvement of the microclimate and reduce the effect of the urban heat island.
Green will appear not only between buildings, but also in common spaces and in the unveiled construction of former printing halls. A place will be created where nature harmoniously penetrates with architecture, creating an ideal space for both active rest and spending time in the Slow Life current.
Implementation schedule
The first facility, Office House office building, is already completed and the tenants are gradually moving into it. From the side of Miedziana Street, the luxury housing building Apartments M7 is growing at a dynamic pace. A significant part of the Towarowa22 project will invite residents as early as the end of 2026, and the whole super -opened will be completed in 2029.
Towarowa22 is a multi -functional project combining residential, office, gastronomic and commercial functions. The central point will be the new Śródmiejski park with a restored pavilion of the Polish Word House. The project has a chance to become a exemplary example of the Polish Superkwarts and a new showcase of the center of Warsaw.
