Property owners (56%) and long-term tenants (55%) most often expect price increases. Among people planning to buy, this percentage drops to 49 percent, and among active buyers – to 48 percent.
— Today, people actively looking for an apartment have access to a wide range of offers and reliable market data. It is this awareness that makes them more cautious in predicting further increases, comments Agata Stachowiak from Otodom.
The primary market is gaining, but trust is weakening
In September, 25 percent respondents declared their willingness to buy an apartment from a developer, and another 28 percent allowed for such a possibility. This is the result of new regulations on price transparency, which increased the transparency of offers.

However, trust in the development industry remains low. Only 21 percent respondents rated it positively, and 36 percent — negatively. As much as 55 percent respondents do not agree with the statement that developers describe their investments honestly.
— Buyers consider the offers of development companies not because of greater trust, but because the security of such a purchase has increased significantly – adds Kuniewicz.

In the third quarter of 2025, 36 percent respondents considered agents' support in the purchase to be an unnecessary expense, and 28 percent — too helpful. Trust in intermediaries decreases over time – as much as 39% one year after the transaction. buyers evaluate their services negatively.

It is worth knowing that instead of looking for offers, you can look for an intermediary, check his references and scope of services, talk about expectations and needs, which will ultimately improve the comfort of purchase and cooperation – comments the expert.
