The skyscraper at 270 Park Avenue in New York, estimated to cost $3 billion, is the new global headquarters of JP Morgan Chase, valued at over $815 billion, the world's largest investment bank by market capitalization. Up to 10,000 of the bank's 24,000 New York employees will work in the new building.

Less is more

The skyscraper called JP Morgan Chase Tower has 60 floors and is 423 meters high. Despite “only” 60 floors, its height is comparable to New York's 100-story buildings. This is because the high-rise building offers 50% higher ceilings. The building is powered by 100% renewable energy from a hydroelectric facility in New York State, making it net zero emissions.

For 232 thousand square meters of space includes, among others: 19 restaurants, a conference penthouse with a view of Manhattan, a health and wellness center, and for employees and visitors, a common space offers the opportunity to view the bank's publicly exhibited art collection, including artists such as Andy Warhol and Gerhard Richter.

Financial temple

The construction of the new headquarters had a significant impact on New York's economy, adding $2.6 billion to the city's GDP and $3.6 billion for the state as a whole. The project itself created 8,000 jobs in the construction sector. Its creation was not without controversy. It was necessary to demolish the symbolic Union Carbide building from 1960 (for decades it was the tallest skyscraper designed by a woman – Natalie de Blois), which caused outrage among architects and conservators.

The new building was designed by the famous architect Norman Foster, whose architectural office had previously designed the famous Apple headquarters in California (Apple Park in the shape of a circle). When COVID-19 made remote work widespread, there were considerations of stopping work on the building, redesigning it, or downsizing it, but the bank's president, Jamie Dimon, insisted that work continue as planned.

“For 225 years, JPMorgan Chase has had deep roots in New York. The opening of our new global headquarters is not only a significant investment in the city, but also a demonstration of our commitment to customers and employees around the world,” said Jamie Dimon, president of JPMorgan. American media reported the ceremonial opening of the skyscraper on October 21, using the terms “a financial temple” and “a symbol of American banking for the 21st century.”

“You won't want to go home”

For ordinary JP MorganChase employees, the opening of a new skyscraper is a stamp of their boss's policy, which requires full-time work in the office. In turn, after being ordered to return to the office at the beginning of 2025, employees launched a loud petition to reconsider the matter, which Dimon commented on in unsophisticated terms, as reported by Reuters.

In this context, the words of New York Governor Kathy Hochul were quite unfortunate. During the opening ceremony of the building, she said to the bank employees: “You will never want to go home, it is so amazing here.”

Although JP Morgan boasts that its estimated annual contribution to the New York economy is up to $42 billion, the bank currently employs more employees in Texas than in New York state, New York media report. According to an analysis by FOX Business, the city itself has already lost over 8,000 jobs in the financial sector this year, and large corporations are increasingly willing to move their headquarters to more tax-attractive states.

Over the years, JP Morgan Chase was located in several buildings in New York. Recently, while construction was underway, executives and investment bankers used the location at 383 Madison Avenue, the former Bear Stearns headquarters, and the building at 277 Park Avenue.

The completed JP Morgan Chase Tower became the sixth tallest building in New York. The bank says it will now begin renovating the building at 383 Madison Avenue. Jamie Dimon said the bank has also acquired several adjacent properties near the new headquarters to centralize its operations around it.
