Having a child changes a lot in your creditworthiness. There are calculations

Despite the deepening demographic crisis – since 2000, Poland has lost over 800,000 people. inhabitants, which corresponds to the population of the entire Krakow – having children is still a hard barrier to obtaining a high mortgage loan.

Experts from Credipass and Metrohouse checked what specific challenges young families have to face in banks. The conclusions leave no doubt.
“The arrival of the first or subsequent offspring simply causes additional difficulties in the process of purchasing a flat on credit” – Marta Żółkowska, Country Manager of DH Group, comments on the situation.
A child “costs” up to several square meters
The scale of the phenomenon becomes most visible when analyzing specific income variants. If a childless couple has a combined income of PLN 8,000 PLN net, the bank is currently willing to lend her a maximum of approx. PLN 586,000. zloty. However, when their first child is born, their creditworthiness rapidly decreases to around PLN 475,000. zloty.
In cities such as Katowice, Kielce, Olsztyn and Bydgoszcz, where average apartment prices on the secondary market range from PLN 8,000 to PLN 9,000. PLN per square meter, loss of these 111 thousand PLN is tantamount to a painful resignation from purchasing an apartment larger by one room (i.e. approximately 11-12 square meters).
These declines affect all social groups. For a single person earning PLN 6.5 thousand PLN net, the initial capacity is approximately 547 thousand. PLN 911,000) is as much as PLN 100,000. zloty. In Warsaw this corresponds to the loss of an average of 6 square meters, while in Łódź – the loss of a full room.
Financial institutions include 800 plus and maternity benefits
For the bank's analysts, each additional family member automatically means a new dependent, which directly translates into mathematical calculations of the cost of living. However, this phenomenon does not mean intentional discrimination and full closure of the road to the property.
“In most cases, banks accept income earned during maternity leave or sick leave before childbirth, and also take into account the 800 plus benefit when calculating creditworthiness.” – reassures Tomasz Przyrowski, president of the management board of Credipass.
