The Krakow City Development Agency announced a tender for a ten-year lease of the so-called historic building. Red Surgery at ul. Kopernika 21. The selected investor is to conduct business there while respecting the character of the place and applicable conditions, including conservation protection.

The “Red Surgery” building from the end of the 19th century is one of the most characteristic and impressive buildings of the former University Hospital complex, located along ul. Copernicus in the center of Krakow. For many years it housed the Clinical Department of General, Oncological, Metabolic and Emergency Surgery, and its name refers to the color of the brick on the façade. After the hospital moved to its new headquarters, the entire post-hospital area of over 9 hectares, along with the buildings, was purchased by the city.
Since then, work has been underway to create a new urban space there, the so-called Merry Christmas.
The iconic red brick building will be adapted
On Thursday, ARM announced the announcement of a tender for a 10-year lease of the “Red Surgery” building. As indicated, this is an offer for investors interested in implementing a project in this part of the city – respecting the character of the place and applicable conditions, including conservation protection.
The subject of the proceedings is a historic building with an area of over 2.8 thousand square meters. m, intended for adaptation by the future tenant.
This is a long-term perspective and a process that requires renovation and adaptation works, as well as a responsible approach to this space. We are looking for a partner who will take up this challenge and contribute its activities to the development of Wesoła – said ARM representatives in the information.
According to them, the facility is classified as health care, social welfare and social care buildings, but ARM allows activities of a different profile to be conducted there, provided that the lessee completes all formalities related to changing the use of the building. The Agency does not limit the type of activity that may be conducted there, as long as it is not prohibited by law. The deadline for submitting offers is May 15, 2026.
The next stage of Wesoła's metamorphosis
Wesoła is an attractive area in the center of Krakow, near ul. Copernicus University, part of which served as the University Hospital facilities for many years. In the fall of 2019, the mayor of Krakow, Jacek Majchrowski, signed an agreement under which the commune purchased 9.13 ha of this area and 17 buildings vacated by the University Hospital, paying almost PLN 283.2 million for the real estate.
In 2021, the Krakow City Council adopted a local development plan for Wesoła, allowing it to maintain its current character and supplementing it with a service function and green areas. In 2025, the interdisciplinary team completed the development of the so-called masterplan for the Wesoła area. The document sets out directions for spatial, functional and landscape transformations that will enable the creation of a place combining culture, education, recreation and innovation in this area.
