In March, in Poland's largest cities, there was a change in the expectations of apartment renters, typical of this month – according to data from Otodom Analytics. In Warsaw, average asking prices have been falling continuously for over half a year, and in several of the largest markets, average rents are lower than a year ago.

March brought declines in average asking prices for both studios and 40- and 50-meter apartments. However, in several of the largest Polish cities, discounts are nothing new and have been accompanying those looking for apartments for rent continuously since September.

This is the situation in offers regarding the rental of the most popular apartments with an area of ​​40 to 59 sq m. is observed in Warsaw, Kraków and Gdynia. The declines observed in the last half-year meant that the average valuation of apartments for rent in the above-mentioned cities decreased by 3.8%, 7.2% and 7.2%, respectively. and 6.4 percent and nominally from approx. However, March discounts are an annual sight in rental advertisements. We observed massive monthly declines in rates in the three previous years, with the strongest declines (reaching nearly 5% m/m) recorded in March 2023. At that time, however, the market was overheated by the inflow and then gradual outflow of immigrants from Ukraine.

However, there was no question of cyclical seasonality in March 2022, when due to the outbreak of the war in Ukraine and the mass inflow of citizens of this country to Poland, rates increased from 3 to 10 percent in just one month. m/m.

Due to the increases recorded in the spring and summer of 2025, lower rates than in March 2025 were included only in advertisements for the rental of apartments (40-59 sq m) in Warsaw, Kraków and Wrocław. However, annual reductions ranged from 0.4 to 1.7 percent.

In other cities, increases were recorded, usually equally insignificant – ranging from less than 0.5 to just over 1 percent. y/y. The exception was Szczecin, which has been chasing the most expensive cities in terms of prices for a long time, and Łódź, which is still the cheapest among the ten largest Polish cities. March 2026 also saw the return of price reductions in rental offers for larger apartments, which had been increasing since December.
