Ostrówek Island in Kędzierzyn-Koźle. The 18th century fortress is looking for an investor

On the small island of Ostrówek, where the Oder current flows around the historic center of Koźle, there is a building that has watched the changing eras for over two and a half centuries. The brick structure was built around 1750 as part of the fortification system of the Koźle fortress. Today a historic fortress is looking for a new owner — someone who decides to give it a new function.

The history of the fortress dates back to the intensive expansion of the Prussian defense system in the 18th century. King Frederick II of Prussia considered Koźle a strategic point on the Oder. The city was then included in an extensive system of fortifications, and a semicircular redoubt was built on the island, serving as a guardhouse and a base for soldiers.
The building was built on a horseshoe plan, with a characteristic semi-circular avant-corps. Its ground floor is covered with massive brick vaults. They have been preserved to this day horizontal loopholesreminding about the military purpose of the object. Thick walls – up to 1 m high in places – were intended to ensure the safety of soldiers stationed in guardhouse No. 2, which guarded access to the right bank fortifications of the fortress.

The fortress also survived one of the longest sieges in the history of the region. In 1807, during the Napoleonic Wars, French, Bavarian and Württemberg troops besieged Koźle for almost half a year.
Historic fortress for sale: almost 800 sq m of area
The modern history of the building began about 20 years ago. Marian Saska then came across an advertisement for the sale of an abandoned facility issued by the Agricultural Property Agency of the State Treasury.
— When we bought it, the condition was deplorable. Windows broken, doors broken. We decided to live there to stop the devastation, recalls the owner.
Today the property has an area of 784 sq m and stands on a plot of 2,516 sq m. The building has four floors and several dozen rooms. The owners only use part of the facility.
— We live in approximately 150 sq m, another 150 sq m is intended for guests. It can be said that approximately one third of the building is currently ready for occupancy – says Saska.
The ground floor with an area of 166.29 sq m currently serves as a technical facility. However, the owner emphasizes that the space can be easily adapted, for example, to a restaurant or catering area.
It is located on the first floor an apartment with three rooms, two bathrooms and a kitchen, as well as several additional rooms with their own bathrooms. The second floor offers another apartment with four rooms and rooms that can be adapted. There is also an attic with an area of 123.61 square meters to be developed.
The rooms are approx. 2.7 m high and the walls are 70 to 100 cm thick..
Investment with potential: hotel, apartments or private residence
The fortress was put up for sale for PLN 1,430,000. zloty. The new owner will not have to start the investment from scratch. The facility already has a valid building permit and the consent of the conservator of monuments for the adaptation of the building.
The project involves the creation of 12 micro-apartments and three larger two-room apartments.

— If someone would like to create a hotel here, the adaptation of the rooms must be completed. The roof is secured, nothing leaks. You can also easily build a restaurant on the ground floor – explains the owner.
An alternative also remains transforming the facility into a private residence. Silence, surrounding greenery and close proximity to the Odra River make Ostrówek Island one of the most peaceful parts of the city.

An additional advantage is the surroundings. There is a stud farm on the island, a river marina with kayak rentals, and numerous historic buildings. In close proximity there are, among others: The Koźle Piast Castle, the Koźle Land Museum and the Gothic church of St. Sigismund and Saint Jadwiga Śląska. It is about 30 km to Gliwice, and a dozen or so kilometers separate this place from Góra św. Anna.
After World War II, the entire area, including the fortress, was nationalized and then handed over to a stud farm. Up to 10 families lived here over the years.
The facility is once again facing a turning point. According to intermediaries, finding an investor with an idea will be crucial.
— We haven't had a fortress in our portfolio yet. This is a unique property in terms of history and scale. When I first entered this building, I felt like I was in a palace – says Klaudia Czerwik-Nowrot from the WGN office in Orzesze.
He adds that the building's structure is in very good condition, and the location on an island surrounded by the Oder River provides great investment potential.
— The new owner must be a visionary who is not afraid of challenges. There is interest – we have already had several calls. Now all we need is someone who will say: “I'll take it,” he concludes.
