Just a few years ago, Oman remained on the sidelines of the global real estate investment map. Today, it appears more and more often in the analyzes of international advisors and agencies serving investors from Europe. The reason is simple: The Persian Gulf state decided to open its market more widely to foreign capital.
By royal decree foreigners can buy real estate in specially designated investment zones – licensed tourist complexes, including apartments, villas and building plots. In practice this means this possibility of obtaining full ownership of the premises and renting or selling it.
Experts emphasize that Today, Oman is at a stage of development that Dubai went through several years ago — before real estate prices there began to rise dynamically.
— Oman is a market that is just entering the phase of professionalization of real estate sales for foreign investors. Unlike Dubai, where prices have already reached very high levels, Oman offers growth potential while maintaining regulatory stability and full legal transparency, says Joanna Ossowska-Rodziewicz, co-owner of the By-Bright real estate agency.

In the long term, the government wants tourism to become one of the main pillars of the economy. By 2034, its share in GDP is expected to increase to 9.8%.
— The real estate market in Oman is still relatively young. The vast majority of the projects we have on offer today will not be completed until 2028-2030. This shows that the country is only in the phase of intensive infrastructure development and new investments, says Ossowska-Rodziewicz.

One of the reasons for the growing interest of investors is exceptionally favorable tax conditions.
— Oman offers one of the friendliest fiscal environments for private investors. There is no personal income tax, capital gains tax or inheritance tax – explains Joanna Ossowska-Rodziewicz.

– Most often they are investors interested in luxury apartments by the sea and people looking for properties with the potential to increase value or rental income. There are also more and more customers who… they want to have their second home in Oman and spend part of the year there, he says.
The purchase of real estate by foreigners is possible in the so-called integrated tourist complexes. Depending on the project, the investor may purchase the premises under the freehold formula, i.e. full ownership, or leasehold – a long-term lease for 50 or 99 years.
— The process is relatively simple. After selecting the property, a contract is signed with the developer and an advance payment is made. Subsequent payments are divided into installments – monthly or quarterly – and the last installment is usually due when the property is collected, explains Joanna Krawczyk.
Importantly, purchasing real estate in multiple projects allows you to obtain a resident visa.
However, the expert points out that investors should carefully analyze the location, legal status of the project and the developer's reputation.
— Problems most often arise when someone buys a property on their own, without analyzing the documents and all the fees. Therefore, each transaction should be consulted with an advisor, he emphasizes.
Geopolitics and investments in Oman. Why investors aren't pulling out
In recent months, investors have been increasingly asking about the impact of geopolitical tensions in the Middle East region. According to experts However, this does not mean a market collapse.
— History shows that in moments of geopolitical tension, capital does not leave the Persian Gulf region, but moves between individual countries. It goes primarily to countries perceived as stable and neutral, says Joanna Ossowska-Rodziewicz.
Oman has been pursuing a moderate and neutral foreign policy for years, which is why it is considered one of the most stable countries in the region. Joanna Krawczyk presents a similar opinion.
— We see some investor caution and withholding some decisions, but we do not observe a mass withdrawal from the market. For many people, this is even the moment to get involved in the best projects at an earlier stage, he explains.
Experts emphasize that in the case of real estate in Oman, we are talking primarily about: long-term investments. Projects are often implemented with a horizon of several or a dozen years, that's why short-term geopolitical turbulence does not change fundamental trends.
