As the authors of the analysis noted, data from the National Bank of Poland and reports from the Polish Development Fund show that the value of financial assets of Polish households at the end of the third quarter of 2025 exceeded PLN 3.8 trillion and is still growing. The group of wealthy people is growing, which is accompanied by an increase in the value of the luxury goods market, including real estate.

For the purposes of the analysis of the Morizon-Gratka Group, it was assumed that: the premium real estate segment includes flats, apartments and residential buildings offered for a price of at least PLN 2 million. This amount corresponds to the equivalent of approx 209 average gross monthly wages in the corporate sector. From the analysis of the so-called unique inquiries regarding real estate sales offers published on the group's websites show that in the fourth quarter of 2025, nearly 4.6 percent were interested in purchasing real estate of this value. customers all over the country.

As experts noted, however, the distribution of this demand is not even and is concentrated primarily in large agglomerations and their suburbs. In the analyzed period, every twentieth customer in Krakow (5.2%), every fifteenth customer in the Tricity (6.6%) and almost every eleventh customer in Warsaw (9.4%) was interested in real estate priced from PLN 2 million and up.

Demand follows supply. According to January data from the Morizon-Gratka Group, sales offers for flats and apartments qualifying for the luxury segment due to their price accounted for 3.6%. all advertisements of this type in Poland and 15.1 percent sales offers of detached residential buildings.

The Masovian Voivodeship and Warsaw definitely stand out among the rest of the country. In this region, 28.1 percent residential buildings (detached houses, segments, etc.) offered for sale – both on the primary and secondary markets – are in the premium price segment, while in the capital this percentage reaches 64.8%.

In the flats and apartments segment, the share of luxury offers in Warsaw is 8.2%. For comparison, in Kraków this percentage is 3.8 percent, in Wrocław 1.5 percent and in Poznań 1.3 percent.

Offers from the so-called premium segment are distinguished by their unique location, unique architecture and high standard of finishing and equipment. The properties for sale include historic palaces and manor houses, apartments in revitalized tenement houses and modern penthouses with extensive terraces and views of the mountains, sea or city skyline.

In the opinion of Morizon-Gratka Group experts, the data show that the luxury real estate market in Poland is no longer niche. It has become a mature and dynamically developing segment of the domestic housing market. (PAP)
