Online apartment and plot price database. Check how it works

It has been working recently Mojgeoportal.pl — an alternative website created by Waldemar Izdebskiformer Surveyor General of the Country and one of the most experienced GIS (Geographic Information Systems) specialists in Poland. The portal takes into account free data from the Property Price Register (RCN) recently made available by the government.
Everyone can now check real transaction prices on the real estate market. We tested the new tool in the editorial office and compared it with the government system. Conclusions? Private initiative works faster and is more intuitive, although it is not free from problems.
Who is Waldemar Izdebski and why did he create Mojgeoportal
Waldemar Izdebski is a long-time professor at the Warsaw University of Technology and a specialist in spatial information systems. In the years 2018–2022 he served as the Country's Surveyor General. During his term of office, he conducted extensive digitization of geodetic data and developed the state Geoportal. After leaving office, however, he began to publicly point out infrastructure deficiencies, errors and the unavailability of some district portals.

He has been monitoring the functioning of geodetic systems in Poland for years, showing that many of them are sometimes unavailable or work with serious errors. His motivation for creating Mojgeoportal was preparation an independent, fast and stable tool, based on the same spatial data, but designed with the end user in mind.
It is worth recalling that this is exactly what it is Izdebski was the initiator of legislative changes regarding the release of prices from the Real Estate Price Register. The draft amendment to the geodetic and cartographic law was adopted unanimously in the Sejm on September 26, published in the Journal of Laws on November 12, 2025, and entered into force after three months. Meaning that data that was previously paid and made available upon request has become publicly available. So much theory.
Real Estate Price Register: what doesn't work in the state system
In practice, the state system, including the map service run by the Central Office of Geodesy and Cartography, has been struggling with the problem of distributed infrastructure. The Real Estate Price Register is kept by each district separately. This means different technical levels, different standards and lack of full integration with the nationwide map.

Many difficulties arose during our tests of the state system. The most important thing is that ultimately… We didn't find any prices. Why? We can mention several reasons:
- no server response,
- crashing when loading layers,
- problems with the plot search engine,
- long data loading times,
- low intuitiveness of the interface.
Mojgreoportal: speed, intuitiveness and first problems
Against this background, Mojgeoportal stands out above all simplicity. The interface is more structured, the layers are clear, and the plot and premises search engine works relatively intuitively. We checked the operation of the website in the editorial office and in direct comparison with the government's private system the portal turned out to be clearly more user-friendly.

The most important differences are:
1. Speed of operation
Data loads more efficiently, and switching layers is less problematic than in the state equivalent.

2. Easier navigation
The user does not have to click through complicated menus. The layers are logically ordered and access to transaction prices is direct.
3. Practice orientation
The portal is being created as a solution “from practitioners for practitioners”. It's obvious that it was designed by someone who has been using similar tools professionally for years.
This does not mean, however, that Mojgeoportal is free from flaws. During testing we encountered problems with loading transaction dates in some records* and temporary difficulties with loading individual map layers. This may be due to a sudden increase in traffic. Izdebski's entries on the X portal have become widely popular, and the interest in access to transaction prices is huge.

*We contacted Waldemar Izdebski. After we reported a problem with loading dates, he immediately improved the system and everything now works as it should..
During a short conversation, Izdebski told us that when we spoke on the phone 804 people used the portal at the same time, and Google analytics says that there are now an average of 50,000 clicks on one transaction. per day.
DOM portal: PLN 21–26 million versus private initiative
Something that should be implemented at the public and state level still does not function or functions to a very limited extent. The government had ideas for this – planned to launch a browser called Portal DOM, which was to contain a price register. The Ministry estimated that the launch would be possible only in 2027, and the launch costs would range from PLN 21 to 26 million. Annual maintenance was to be around PLN 5 million.
Today the situation is different. With the publication of further data sets by Izdebski this mojgeoportal.pl has become a free database of transaction prices. If a private solution provides users with fast and free access to data, the validity of a multi-million public investment may be questioned.
For the real estate market – especially analytical companies, developers and investors – efficient access to transaction data is crucial. Price transparency affects land and apartment valuations, project profitability analysis and risk assessment.
Real estate market: pressure on state infrastructure
The appearance of Mojgeoportal is not only a new website. This too test for the state geodetic infrastructure. If a private, original project of the former GGK works more efficiently than the system built by the administration, it raises questions about the reasonableness of spending public funds and the effectiveness of organizing data supervision.
For now, one thing is certain: The release of prices from RCN changed the real estate information market in Poland. And Mojgeoportal has become a symbol of this change – proof that technology and the determination of one expert can speed up a process that was planned by the administration for years.
