Apartment with a view of the Bay of Gdańsk. Why it's an investment sure thing

The era of cheap deals on the Baltic Sea ended irrevocably a decade ago. Today an apartment with a sea view is a luxury good, reserved for a narrow group of buyers – wealthy investors, cash customers and people who treat the purchase more as a capital investment than as a fulfillment of their housing needs.. According to the analysis of offers available on the Gratka.pl website, price differences between individual cities in the Tricity are huge, but one thing remains common: it was already cheap.
As we read in the Gratka.pl material, Sopot remains the most expensive address in PolandGdynia tempts with modern prestige and modernism, and Gdańsk offers the greatest diversity – from apartments right on the beach to spectacular panoramas from skyscrapers far from the shore.
Sopot: the most expensive real estate market in Poland
Sopot is a pure collector's market. The small size of the city, strict urban protection and low-rise buildings mean that the number of apartments with a sea view is extremely limited. New investments are rarely made and are usually the so-called seals in the historical fabric of the city. In practice, this means that in Sopot you don't buy meters – you buy location, history and prestige.

The most expensive part of the city remains Dolny Sopot, where prices in top locations reach up to PLN 60,000. PLN per square meter A sea view is a scarce commodity here, and the few apartments with a direct panorama of the Bay command astronomical prices.

This is still a very high amount, but for Sopot – relatively “bargain”.

Gdynia offers a completely different narrative than the resort town of Sopot. It is a modern, port and dynamic city that attracts people who want to combine a sea view with an urban lifestyle. The most prestigious locations are concentrated in Orłowo and Śródmieścieand the symbol of Gdynia luxury are investments such as Sea Towers or Yacht Park on the Fisherman's Pier.

In Gdynia, the price range is huge. According to Gratka.pl, three-room apartment with an area of 54 sq m on St. Hill Maksymilian, with a balcony and sea view, was valued at PLN 729,000. Gdańsk: the greatest selection and the greatest contrasts
Gdańsk is the most diverse market in the Tricity. On the one hand, the first coastline in Brzeźno or Jelitkowo, on the other – tall buildings in Przymorze and Zaspa, 1-2 km away from the beach, but offering impressive panoramas of the entire Bay.

“Sea view” – the most common pitfalls
Experts point out that the term “sea view” is often overused in advertisements. It is crucial whether we are dealing with a frontal or only side view – price differences within one building can be up to 20-30%.
The second trap is local development plans. The panorama that delights today may disappear behind a new apartment building in a few years. In Tricity, where every meter of land by the beach is worth its weight in gold, development density is progressing very quickly.
It is also important legal status of the premises. Many apartments in the coastal area are formally commercial premises, covered by 23%. VAT rate, without the possibility of registration, but with investment potential for companies.
Expert: the coastal belt is still an investment “sure thing”

As the expert emphasizes, apartments by the sea are relatively easy to rent at rates that allow you to achieve a rate of return higher than that available on the bond market, with a low level of risk at the same time. — In Sopot and Gdańsk, young families are being pushed out of the market, but for investors the coastal strip remains a safe haven, he adds.
Everything indicates that in 2026 and beyond a view of the sea will still be a luxury for which you have to pay dearly. And Tricity, despite the market slowdown, will still remain one of the most expensive and desirable residential addresses in Poland.
